Katy and Sugar Land moved in opposite directions this year. Same metro, same twelve months, different trajectories.

On HAR city-level data for July 2026, single family:

1. Price level. Katy's median sold price was $350,000. Sugar Land's was $467,450.

2. Direction. Compared with July 2025, Katy's median was up about 2 percent, from $342,820. Sugar Land's was down about 7 percent, from $500,000.

3. Pace. Katy averaged 26 days on market, up from 20 a year earlier. Sugar Land averaged 17 days, down from 20.

4. Volume. Katy recorded 585 single-family transactions in the month. Sugar Land recorded 130.

Together those say something a single price number does not: the lower-priced market is the busier and slower one, and the higher-priced market is currently the faster one on fewer sales.

None of that makes either a better choice. It changes which questions matter. In a higher-volume market you have more comparable sales to price against. In a faster market your decision window is shorter.

City medians are starting points. A specific street can sit well above or below its city figure, and one month is one month.

A townhome can look identical to the one next door and carry a completely different set of obligations.

Before you talk price, one document tells you more than the listing ever will. Which would you ask for first?

A. The HOA resale certificate and current budget
B. The declaration and bylaws, including any use restrictions
C. The most recent reserve study or reserve balance
D. The last two years of meeting minutes

There is a defensible case for each. What matters is that you request it before you are under contract, not after, because the option period is where the answer changes what you offer.

Your property tax bill is a stack of separate line items, not one rate. Buyers compare list prices carefully. The monthly tax line deserves the same attention.

How to build the tax row of your monthly-cost worksheet:

1. Start with the county-level rate. For tax year 2025, the current adopted rates: Harris County's combined county-level rate is $0.6241 per $100 of taxable value (county, flood control, hospital district, and port authority combined). Fort Bend County's is $0.422 per $100 of taxable value (county plus drainage district).

2. Add the other taxing units for the specific address. School district, MUD, city if incorporated, and emergency services district rates are all additional, and they are address-specific. Two homes a mile apart can carry different stacks.

3. Apply exemptions correctly. The $140,000 homestead exemption applies to school district taxes only. It does not automatically reduce the county, MUD, or city lines. Those depend on each unit's own optional exemptions.

4. Verify at the source. Texas.gov/PropertyTaxes links to your county's official database listing every unit that taxes a specific property. For homes in a MUD, the seller's Notice to Purchaser discloses the district's current rate.

Two cautions: exact amounts are address-specific, and new rates are adopted each fall, so re-check close to your closing date. This is not tax advice. Verify with the county and a tax professional.

Houston Home Test: the builder incentive edition.

Practice scenario. This is not a real offer.

A new-construction community is advertising an incentive package. You can take it one of three ways:

1. A price discount off the contract price
2. A bought-down interest rate through the builder's affiliated lender
3. Credits toward closing costs or upgrades

The fine print, patterns that show up in current Houston builder promos:

- The rate and credit options usually require financing through the builder's affiliated or preferred lender
- Offers carry sign-by and fund-by deadlines, and some can be withdrawn at any time without notice
- Contribution caps tied to loan rules can shrink the usable amount on lower-priced homes
- Some advertised teaser rates are adjustable loans, not 30-year fixed, and the adjustment schedule matters more than the first-year number

What would you verify first?

A. What the incentive requires: which lender, what deadlines, and what happens if you miss them

B. The same home's monthly cost with your own outside financing, as a baseline

C. Which of the three structures actually lowers your total cost, based on how long you plan to keep the loan

Honest answer: you need all three, and B is the baseline that makes the other two measurable. An incentive is only worth what it saves you against your real alternative.

Katy or Cypress? The honest answer is a set of tradeoffs, not a winner. Here is how we compare the two for buyers:

1. Price. On HAR's July 2026 city-level data, the Katy single-family median sold price was $350,000 and the Cypress median was $425,000. Both areas span wide price bands, so the city number is a starting point, not the answer for any one street.

2. Commute. By route distance, both areas sit roughly 12 to 13 miles from the Energy Corridor's western edge and roughly 27 to 28 miles from Downtown. The practical difference is corridor access: I-10 direct from Katy, US 290 and Hwy 99 from Cypress. Drive your actual commute at your actual hour before you decide.

3. Housing stock. Both areas mix newer master-planned sections, with median build years of 2011 to 2014 in ZIPs 77493, 77494, and 77433, and established 1990s and 2000s neighborhoods in 77450 and 77429, per U.S. Census housing data.

4. Ownership costs. Many newer master-planned sections on both sides sit inside MUDs, and MUD tax rates vary district by district. The seller's Notice to Purchaser discloses the district's current rate. HOA dues vary by community. Flood zones are address-specific everywhere, so checking FEMA's flood map plus the county flood tool is a standard step on any address.

We do not call a winner. The right pick depends on your budget, your workplace, and the specific address.

Same list price does not mean the same monthly reality.

Before comparing two homes, build five rows:

1. A lender's payment estimate based on your actual financing
2. Estimated property taxes, including applicable special-district taxes
3. An address-specific insurance quote
4. HOA dues and any disclosed PID assessment
5. Known near-term maintenance items or builder-warranty differences

Treat a listing-site payment estimate as a starting point, not the full comparison.
