Another listing success story! 🌟
This was a fabulous West University home and we’d have easily sold it in the low 1.7”s.
But there’s a difference between just listing a home and actually truly understanding the local buyer psychology and catering to this. Having that deep understanding of what a buyer wants and is willing to pay top dollar for.
It was daunting for my sellers to spend money knowing they had a “sure thing” but they trusted me.
In addition to the cosmetic updates (paint, some countertops, light fixtures and staging), they also installed a new roof (an old roof being a major buyer stumbling block) and they took care of deferred maintenance (rotting wooden window frames for example).
The result? The home presented SO well, we got multiple offers. And with the care the sellers had put into the home being so evident, the buyers felt confident enough to waive the option period. No repairs were requested.
My sellers ended up WAY over list price at a number that would have not been achieved with only one offer or after a few days on the market.
You get one chance to make a first impression and we knocked it out of the park!
I’m really proud of this one. This was the culmination of 6 months collaboration, discussion and trust. Thanks to my sellers for trusting me and congrats to the sweet young family who now have an amazing home. 🏡
