🏡 3 Common Home Selling Myths. Are any surprising to you?
❌ Myth #1: I can determine my home's value by checking the county tax records.
I hear this one often. The county's tax assessment is often very different from your home's actual market value. In many cases, it's not even close. The county doesn't evaluate your home the same way a buyer or real estate professional does.
❌ Myth #2: I need to price my home high so there's room to negotiate.
Overpricing your home almost always hurts your chances of selling. Buyers today have access to a lot of information and often skip over homes they believe are overpriced.
❌ Myth #3: If I make a lot of improvements, I can get all my money spent back on the sales price.
Maybe—but not always. Some improvements will increase the selling price while others are simply necessary and make your home more appealing to buyers. Some may not increase the value at all.
