2026 is turning out to be another challenging year for homeowners looking to sell.
During week 31 of 2026, REALTORS added 3,777 new listings to the MLS, which is down 5% compared to the same week in 2025.
Pending listings have seen a significant decrease at 22% year-over-year with 1,806 listings going under contract.
However, buyer activity has stayed relatively the same, with 40,192 showings compared to only 39,866 in 2025. This equals to an 0.8% increase year-over-year.
This tells us that buyers are actively looking, but they are taking longer to commit to a purchase. Ultimately, reflecting a 4% decrease in closings in 2026 than in 2025.
What does all of this means?
For sellers, it means that pricing your home correctly from day one and presenting it in the best condition are now more important than ever.
For buyers, You have more time to compare listings and negotiate more favorable terms.
