Houston real estate market update for this week. New listings are up, showings are up, but pending sales are down nearly 16%. Are buyers waiting because of interest rates, the Texas elections, affordability concerns, or are they missing opportunities that investors are already seeing?

Houston… y’all better stop buying real estate based only on granite countertops and start looking at the future of the AREA. Because some suburbs around Houston may get hit harder than others over the next 10 to 20 years.

I’m talking parts of Baytown, Texas City, Alvin, older Pasadena, Dickinson, La Marque… and even some older master-planned communities like Copperfield. Why? Rising insurance, flooding, aging homes, expensive maintenance, long commutes, and too many rentals starting to pile up.

Some of these neighborhoods were built for a different economy… back when electricity was cheaper, insurance wasn’t trying to fight Mike Tyson every renewal, and people weren’t spending $8,000 a year just to cool a house big enough to lose their kids in.

Now does that mean these areas are dead? No. But some may slowly shift from homeowner communities into heavy rental and investor areas.

That’s why areas with jobs, infrastructure, drainage, and practical living may win long term.

Copperfield ain’t “bad”… but it IS changing. 🏡

Back in the day, having a huge house with big trees was the flex. Today? Some buyers looking at those same homes like “you mean I gotta pay HOW MUCH for insurance, electricity, foundation repairs, and AC maintenance?” 💀

The reality is proximity to Houston still helps Copperfield, but rising maintenance costs, older homes, taxes, and insurance are changing who’s buying there and WHY they’re buying there. Some areas may slowly shift more rental-heavy while buyers start chasing practical living over oversized living.

In today’s market, a giant house doesn’t always mean wealth… sometimes it just means a bigger monthly headache 😂

Future Of Real Estate” isn’t just about interest rates anymore… it’s about AI, affordability, insurance, jobs, and whether the average buyer can even survive the monthly payment long term. 👀

The realtors winning over the next 5 years probably won’t be the ones posting just listed photos all day… it’ll be the ones building trust, creating content, understanding local economics, and helping clients avoid bad financial decisions in a changing Houston housing market.

As technology changes the game, the future agent may look more like a media company, investor advisor, negotiator, and local market analyst all in one.
