HOUSTON MARKET UPDATE: SIGNS OF COOLING

Houston’s housing market hit a cooldown in November. Single-family home sales slipped 2.3% year-over-year and 14.45% month-over-month, the first annual dip since April. Overall property sales followed suit, down 2.7% year-over-year and 14.75% month-over-month across Greater Houston.

Active single-family listings rose to 36,620 (up 21% from last year) but still marked the lowest supply since April. Housing inventory edged up to 5.0 months, slightly higher than last year’s 4.3 months and above the 4.4-month national average.

Homes are taking just a bit longer to move, with Days on Market inching from 59 to 60 days.

HOUSTON MARKET UPDATE: CONSISTENT GROWTH AND RISING SUPPLY

October marked the sixth consecutive month of year-over-year home sales growth in the Greater Houston area. According to the Houston Association of Realtors’ October 2025 Housing Market Update, single-family home sales rose 3.2% year-over-year and 0.27% month-to-month.

Housing supply held steady from September but showed healthy improvement compared to last year, rising to 5.2 months of inventory, up from 4.4 months in October 2024.

Across all property types, total sales increased 1.6% year-over-year and 0.94% month-to-month, reflecting continued market stability. The average days on market edged up slightly to 59 days, suggesting a balanced pace between buyers and sellers.

According to the Houston Association of Realtors, the market remains strong despite seasonal slowdowns. Single-family home sales rose 5.3% year-over-year, though they dipped 9.1% month-over-month. Inventory levels across the Houston area remain healthy, with active listings still higher than this time last year, even as monthly growth begins to level off.

Increased sales activity caused months of inventory to dip slightly from August. Overall property sales outpaced 2024 levels, rising 5.0% year-over-year, but down 8% month-over-month. Homes spent an average of 55 days on the market, a modest increase from previous months.

The Greater Houston real estate market showed signs of change in July, as rising inventory and steady buyer activity helped ease price pressures. According to the Houston Association of Realtors’ July 2025 Housing Market Update, single-family home sales climbed 9.2% compared to last year, but dipped 3.4% from June. July also recorded the sharpest year-over-year price drop since 2023. Active listings surged past 40,000 homes for the first time ever—up 38.2% from a year ago—giving buyers more options than ever in the Houston area.
