K and S bought their first home in Creekside Village in 2017. Two home offices, a yard, and plenty of room to grow. Then came a toddler, then another baby on the way, and suddenly all that room to grow was full of Pack 'n Plays.

They knew it was time, but buying and selling at once sounded like a nightmare. Two mortgages, nowhere to land in between, the whole thing. So they did what most of us do with scary stuff. They put it off.

When we finally sat down together, we built the plan around one goal: move once. We started touring in early spring, and when they found the one, we wrote an offer with a long sale contingency so they could sell before buying. Meanwhile we knocked out staging, repairs and listing photos so their house was ready the minute we got that contract.

We listed in March and had a strong offer in 21 days. In May, they sold their old house and bought their new one on the same day. One move. Never two mortgages. No couch surfing with a toddler.

Houston just broke its own listings record, again, active inventory hit 41,226, the most homes on the market in Houston MLS history. But don’t let that scare you if you’re selling: 8,340 homes sold last month, up 1.6% from a year ago. Buyers are still buying. Price growth has slowed to just 0.3% year over year though, so the days of listing high and waiting for an offer are over. Homes that are priced right are still moving fast. 📊 Houston Market Update | July 2026 🏡

The Houston housing market continues to show steady momentum! Here's a quick snapshot:

🏠 New Listings: 18,231 (+2.5%)
🔑 Active Listings: 41,933 (+3.8%)
💲 Average List Price: $454,498 (+0.7%)

Inventory is growing faster than new listings are coming in. 📈 That means homes are sitting a little longer than they were a few months back, good news if you're a buyer who wants room to negotiate. Prices are only up 0.7% too, so sellers can't just list high and hope.

My pickleball coach trusts me to call the score (most days 😉), so when it was time to buy a home, he trusted me with that too. He walked out of closing cool as ever, keys in hand. When one door closes, another one opens — and sometimes that second door leads somewhere even better. 🎉

Our buyer made an offer, got to inspections, and what we found was enough to walk away. Not an easy call, but absolutely the right one. That's what the inspection process is for. But we moved quickly, found another home, and thankfully, this one is better. The kind of home that'll be good for generations. He is already well on his way and could not be more excited.

Sometimes the house that didn't work out is just as important as the one that does. Trusting the process works. Congratulations! 🏡
