The Houston housing market continues to show steady momentum! Here's a quick snapshot:

🏠 New Listings: 18,231 (+2.5%)
🔑 Active Listings: 41,933 (+3.8%)
💲 Average List Price: $454,498 (+0.7%)

Inventory is growing faster than new listings are coming in. 📈 That means homes are sitting a little longer than they were a few months back, good news if you're a buyer who wants room to negotiate. Prices are only up 0.7% too, so sellers can't just list high and hope.

When one door closes, another one opens — and sometimes that second door leads somewhere even better. 🎉

Our buyer made an offer, got to inspections, and what we found was enough to walk away. Not an easy call, but absolutely the right one. That's what the inspection process is for. But we moved quickly, found another home, and thankfully, this one is better. The kind of home that'll be good for generations. He is already well on his way and could not be more excited.

This one. Where do I even start?

My buyers at 17155 Crimson Crest are the same growing family I just helped sell their home on Pedernales River — and let me tell you, they earned this one. The purchase side had its... characters. Let's just say the listing agent kept things interesting, and leave it at that. 😅 IYKYK

But here's what I know: when the other side is disorganized, you stay sharp and you use it. We walked away with a full deal, a killer price, and four months to sell their existing home without any pressure. Four months.

They have the space they needed, the neighborhood amenities they wanted, and room to grow for years to come. That's the whole job right there.

Who you work with matters. On both sides of the table. Grateful for clients who trust the process even when the process gets messy. 🏡

JUST CLOSED 🎉

This one meant a lot. My sellers at 4075 Pedernales River were referred to me by past clients, which is the BEST compliment. They were ready to make room for their growing family, and I was so glad to be part of that.

The road here wasn't perfectly straight. Two weeks in, we'd had plenty of showings but no offers. The market was telling us something. I gave my honest opinion on a price adjustment, my sellers trusted me, and within days we had a full price offer.

Sometimes the right advice isn't the easy advice. Grateful these sellers trusted me enough to hear it. 🏡

Sometimes real estate surprises you. 🎉 Even after 13 years in the business.

9102 Timberside had one showing in 6 days on market — that showing was the open house, and we walked away with an offer. No other foot traffic, no competing appointments. Just one open house and the right buyer in the room.

I've been doing this long enough to know that doesn't always happen, and it never gets old when it does.
