🏡 TUESDAY TIP: Are You Scheduling Your Buyer's Walkthrough at the WRONG Time? 👀

Should your buyer do their final walkthrough the day before closing or right before signing?

It depends on what happened during the transaction!

🔹 Lots of repairs requested? Consider scheduling the walkthrough a day or two before closing so there's time to address any unfinished items.

🔹 Minimal repairs or seller concessions? A walkthrough right before closing may be perfectly fine!

📝 And don't forget! Regardless of when you schedule it, always have your buyer sign a Buyer's Walkthrough Form and keep it in your file!

The last thing anyone wants is a surprise on closing day! 😬

🎥 Watch today's Tuesday Tip to learn how to plan your walkthrough and help keep your closings running smoothly!

🚨 **TUESDAY TIP: Appraisals Are Changing November 2nd!**

If you’re a Realtor, this is one industry change you definitely want on your radar. 👀

Beginning **November 2, 2026**, a major change is coming to appraisal reporting for loans sold to Fannie Mae and Freddie Mac. The new **UAD 3.6** moves away from the old static appraisal forms and introduces a new, more dynamic Uniform Residential Appraisal Report. 🏡📋

And this isn’t just something appraisers and lenders need to know about—it can impact what happens during your transactions, too.

In today’s Tuesday Tip, I’m breaking down **what’s changing, why it matters, and what Realtors should know as we get closer to November 2nd.**

🎥 Take 2 minutes and watch this one—you’ll want to be prepared BEFORE the change hits!

If you’re writing an offer on a property with a mandatory HOA, make sure you’re not just checking a box on the HOA Addendum and moving on!

The Addendum for Property Subject to Mandatory Membership in a Property Owners Association lays out how the Subdivision Information will be handled — including who is responsible for the cost.

In today’s Tuesday Tip, I’m walking through the different options so you know what you’re agreeing to and can set the right expectations with your client before the contract is executed.

It’s another one of those little contract details that can prevent a lot of confusion and unexpected cost later! 🙌

When you’re writing a contract, there are a LOT of little boxes to check—and I'm starting to see this mistake happen a lot on contracts.

In today’s quick video, I’m showing you what the water disclosure section💧is actually asking, what you need to look for before checking the box, and how to make sure you’re completing it correctly when writing an offer.

It’s a small detail, but knowing exactly what the contract is asking can help you write cleaner contracts and avoid questions or corrections later.

👇 Watch today’s quick Tuesday Tip to see exactly where to find it and what you need to know.

And remember—if keeping up with all the details, deadlines, and paperwork after you get under contract is taking too much time away from your clients and growing your business, Legacy Transactions is here to help! 💙

This transaction almost didn't close 😦.

Probate transactions can get tricky fast, especially when it comes to determining who actually has the legal authority to sign the contract.

In this quick tip, I explain why you can’t assume a family member or even the person you’re communicating with is authorized to sign on behalf of the estate—and why confirming the proper executor or authorized party early can help prevent problems later in the transaction.

A little extra due diligence upfront can save a LOT of headaches once you’re under contract. 🙌

🚨 Texas Realtors: Are you using the correct Listing Agreement?

As of July 1, the updated Listing Agreement is mandatory, and one of the biggest changes could impact how you complete your listing paperwork.

One important update: the compensation section no longer references the buyer's agent commission. The percentage you enter is only the compensation the seller is paying to the listing broker. Buyer broker compensation is now addressed separately in the One to Four Family Contract.

It's a small change with a big impact if you're filling out contracts from memory!

🎥 Watch this week's Tuesday Tip for a quick walkthrough so you can avoid an easy mistake on your next listing.

One of the biggest misconceptions in real estate?

That growing your business automatically means working longer hours and carrying more stress.

It doesn't.

What usually creates chaos isn't the number of transactions.

It's trying to manage every moving piece on your own.

As your business grows, things like communication, timelines, document management, and client updates become even more important.

Without structure, growth can start feeling overwhelming fast.

But with the right systems and support in place, growth feels very different.

It feels more organized.

More sustainable.

More manageable.

Because the goal isn't just to close more deals.

It's to build a business that still works for your life while you're doing it.

Save this as a reminder that more deals don't have to mean more chaos.

One thing I’ve noticed after being inside a lot of transactions?

The deals that feel the smoothest on the outside usually have the strongest backend process behind them.

Not because there are fewer moving parts…

But because someone is paying attention to the details before they become problems.

Things like:

• keeping communication centralized
• following up before deadlines become urgent
• catching missing information early
• making sure everyone stays aligned throughout the process

Most transaction stress doesn’t come from one massive issue.

It builds slowly through small gaps that weren’t handled early enough.

And when those small gaps stack up, everything starts feeling more reactive than it should.

The backend of a business may not always be visible…

But you definitely feel the difference when it’s strong.

Save this as your reminder that the little details matter more than most people realize.
