So thankful for my clients and their amazing review! It was such a great experience helping them purchase their dream home! They participated in a Home Buyer Seminar that I held along with Camila Senel, Benchmark Mortgage at Cinco Ranch Public Library. Knowing all the important aspects of the buying process and financing before they started their house hunting was very helpful. We visited several builders together and were able to compare the quality of construction, different incentives, floor plans, available lots, among other things. Builder sales representatives are usually very nice and helpful, but ultimately their job is to save the builders money and push you to buy what they have to offer. Having an agent represent you in new construction is as important as in resale! As their real estate agent, I was able to negotiate higher incentives and ultimately a better price for their home. After they got under contract, we had a long journey together, making sure everything was on track and as promised. My clients decided to do a third-party inspection, which was a great investment that assured them everything was done perfectly. It is pretty amazing seeing your home built from scratch, selecting all the designs to your taste, and benefiting from the incentives builders offer. Congratulations to my clients on their new investment property! By the way, we closed last Thursday, and the property was listed for lease 2 days after, ready to start producing income!

This transaction was challenging because the closing time was very tight. After being under contract, my clients' trusted lender offered them a very high interest rate, so my clients asked me for a lender referral to have a second option; otherwise, they were going to terminate the contract because the numbers didn't make sense at that rate. I referred them Leah Stanger - Sales Manager at CMG Home Loans, MLO NMLS ID # 229514. She was able to offer my clients a great option and closed on time, without any delays, in less than 18 days. I was also grateful to have Ema Armenta covering for me during a few days I was off during the process. Having the right team of professionals working with you makes a big difference in this business.
