Let’s talk finances!!

No, you don’t need 20% down to buy a home and no you don’t need to save for 2 years to purchase one either. However, you DO need money for upfront costs such as your Earnest money Deposit, your Inspection fee, your Appraisal fee and your Down Payment! This is super important! Look below for a detailed explanation of each term.

Earnest money is usually 1% of the purchase price. For example, if your home is $250k, your “EMD” is $2500. This fee is credited to you at closing.

Inspections will cost you anywhere between $300-$500.

Your Appraisal is also $300-$600. Your appraisal determines value of your home.

Your Down Payment is dependent on the type of financing you have. If you’re getting an FHA loan, your down payment is 3.5% of the purchase price. If conventional, your down payment is 5% of the purchase price.

Again, you don’t have to save a million bucks to buy a home but be sure you have the money you need to buy your home.
