As someone who’s worked in Houston real estate for more than 25 years and navigated many market cycles, I’ve seen firsthand how shifts in construction costs can influence the housing landscape. On the ground, I’m seeing builders adjust by offering price incentives, exploring mortgage subsidies, and introducing smaller, more affordable homes, all while affordable inventory remains tight. Meanwhile, state and local governments are working to expand supply through zoning reforms, housing trust funds, tax credits, and even social housing initiatives aimed at supporting those most in need. Recent changes in federal tax credits should help finance additional affordable homes, but broader voucher and public housing support still hasn’t caught up to demand. In times like these, having a bilingual and bicultural perspective—especially in a diverse city like Houston—can be invaluable to navigating these shifting trends.
