What does this even mean?
The market has turned! With more properties currently available buyers have greater options to select properties that more closely match their requirements. Pending listings will naturally have a slower bounce-back rate as prospective buyers start getting more information from marketing activities.
Off-market listings are higher than they were this time last year. This is a result of sellers withdrawing their properties from the market. During times of market fluctuation sellers may find it beneficial to remove their property from the market for any number of reasons. While we hate to see these properties leave the marketing domain, we are hopeful that they will return with a fresh marketing approach.
Home purchasers are actively purchasing homes at a greater rate than they were this time last year. With interest rate reductions and further reductions on the horizon, we expect this number to continue to climb. Don't let the holidays fool you, we are selling homes every day of the year. Buyers often find it to their benefit to close on their home purchase before the end of the year, as they will get a higher tax credit from the seller, as sellers are responsible for paying the property taxes for the time they owned their home. This means that from January 1 to the day of closing the seller is often responsible for paying, or crediting the amount they owe to the buyer to pay at the end of the year. Huge bonus for buyers, but not so good for sellers. However, the results will be switched when homes close after the first of the new year.
