A portion of every transaction I close goes to Sleep in Heavenly Peace.

They build and deliver beds for kids in our community who don't have one.

And I don't just write the check. I roll up my sleeves and help build the beds too. (Yes, sometimes in heels.)

It's hard to picture, but right here in our city, there are kids going to sleep on the floor tonight.

Here's the truth about luxury real estate that nobody puts in the glossy brochure. 🤫

The price tag is the least interesting part.

Buyers at this level can afford almost anything. What they're really paying for is privacy, time, and trust.

They don't want their home plastered all over the internet before they're ready. They don't want 40 strangers walking through on a Sunday. And they definitely don't want an agent who disappears after the listing goes live.

And here's something a lot of people don't realize. Since the pandemic, luxury has been one of the market's steadiest segments. While rates and affordability slowed everyone else down, high-end buyers kept moving, often paying cash.

Luxury homes can still take longer to sell, though. The right buyer might be in Dallas, Dubai, or Toronto. You have to know how to find them.

Most of my downsizing conversations don't start with square footage. They start at a kitchen table, usually with coffee, sometimes with tears.

The paperwork is honestly the easy part. What's hard is the pencil marks on the pantry door where every grandkid got measured. Or the closet of Dad's shirts nobody's ready to open yet.

I get it. I've sat through a lot of those afternoons.

So when I help a family downsize, I'm thinking about price and timing, sure. But I'm also making sure Mom has a real say in every decision, even when her kids handle the details. What a day in Galveston! 🎤

I joined the luxury panel at the kwSTX Luxury Summit on Wednesday, alongside Brendan Sanford, Jen Tran and Diane Kink, with Caroline Huo leading the conversation. Seeing my name up on that screen next to agents I respect this much was a moment I won’t forget.

Some of the best parts happened offstage. I had real talks in the hallway and swapped notes at the mixer by the pool, and I came home with a few ideas I’m already putting to work for my clients.
