Most buyers notice the kitchen, flooring, and monthly payment first. But a concealed surprise, a buried cable, or an aging main panel can turn a dream property into a financial headache. In this guide, buyers learn how to recognize the warning signs, ask smarter questions during the option period, and know when to bring in a licensed electrician.
In some Texas neighborhoods, especially established areas with mature trees and underground utilities, the electric service may run through the yard from a transformer or utility easement to the home. If that line fails or the service equipment needs updating, the repair can involve trenching, permits, utility coordination, concrete removal, fence access, and thousands of dollars in unexpected costs.
This does not mean you should be afraid of purchasing older homes. It means you should ask better questions. Before you buy, look for:
• Green transformer boxes nearby
• No visible overhead power line to the home
• Meter conduit running into the ground
• Rusted or outdated meter equipment
• Utility flags, trench marks, or temporary lines
• Utility easements on the survey
During the option period, ask your inspector to review the visible electrical service equipment, meter base, main panel, and exterior conduit. If anything looks questionable, bring in a licensed electrician before your option period ends.
