Three showings. One closing. Patience wins in this market. 🍷

This market isn’t rewarding the most foot traffic, it’s rewarding the sellers who don’t panic. Mine didn’t. It paid off.

Wondering why your listing’s quiet? You might just be waiting on the right buyer, not the most buyers.

DM me if you want the real talk on inventory and showings right now

Cypress or Tomball? 🏡🌳

If you're thinking about moving to northwest Houston, you've probably considered both. They're right next to each other, but they offer two pretty different lifestyles!

And the best choice isn't necessarily the one with the lower home price.

🌳 Cypress is known for its master-planned communities like Bridgeland and Towne Lake, extensive neighborhood amenities, shopping, restaurants, and access to US-290 and the Grand Parkway.

🏘️ Tomball has more of a small-town feel, with its historic downtown, local festivals, established neighborhoods, and opportunities for larger lots and acreage.

But what about the numbers?

📊 Recent 2026 market reports show:
• Cypress area: Median home price around $370,000 (Q2 2026)
• Tomball: Median home price around $356,000 (August 2026)

Keep in mind these reports use different geographic boundaries and time periods, so they're not a perfect apples-to-apples comparison.

Here's what I tell buyers who are trying to decide between the two:

Don't just compare the houses. Compare how you'll actually live.

🚗 How long is your commute? And have you driven it during rush hour?

💰 What are the property taxes, MUD rates, insurance costs, and HOA fees?

🏡 Are you looking for a newer master-planned community or an established neighborhood with larger lots?

🍽️ Where will you shop, eat, work out, and spend your weekends?

🏗️ And if you're comparing new construction to resale, are you factoring in builder incentives and the cost of upgrades?

A $450,000 home in Cypress and a $450,000 home in Tomball could have very different monthly costs and lifestyles.

Neither area is automatically better. It depends on what matters to YOU.

I just published a detailed comparison:

After 13+ years helping buyers and sellers throughout Greater Houston, one thing I've learned is that the right house is only part of the equation.

The right location makes all the difference.

And sometimes, the best way to decide is to spend a Tuesday afternoon in both places—not just a Saturday touring model homes. 😉

When you go into New construction model homes, it’s easy to get distracted by all the pretty things.

It may seem easy, but don’t forget, the builders have an agent.

So should you.

You're already paying a mortgage. It's just not yours.

Every month, your rent pays your landlord's mortgage. And when they're done paying it, they still own it. You don't.

The part that makes me lose sleep: their payment stays the same but yours keeps going up.

I'm not saying buying is right for every situation. I'm saying know your options.

Curious what you can afford to buy with your rent? DM me "rent" and I'll show you what your options are.

Thinking about selling your home in Cypress, TX? 🏡

Here's something I wish more sellers understood:

The market has changed. And the strategy that worked a few years ago may not work today.

Buyers have more choices, they're comparing homes more carefully, and new construction is giving resale homes some serious competition.

But that doesn't mean homes aren't selling!

According to my recent HAR MLS analysis:

📊 Cypress 77429: Average 74 days on market
📊 Cypress 77433: Average 83 days on market

Those are averages. Some homes sell much faster. Others sit for months.

What's the difference?

Often, it comes down to pricing, condition, preparation, and how the home is positioned against its competition.

And here's where things get interesting.

A home in Bridgeland isn't necessarily competing with the same buyers as one in Towne Lake or Coles Crossing.

A $1 million luxury home needs a completely different strategy than a $400,000 resale.

And if you're competing with new construction, we'd better know what incentives those builders are offering!

A few things I'd tell any Cypress homeowner before listing:

🏡 Don't price your home based on what your neighbor sold for two years ago.

🔨 Don't spend $50,000 renovating to solve a $20,000 pricing problem.

📸 Great photography and video matter, but marketing needs to reach the RIGHT buyers.

💰 The highest offer isn't always the best offer. Terms, concessions, and financing matter.

⏳ And just because your home hasn't sold in two weeks doesn't automatically mean something is wrong. We need to look at what the market is telling us.

After 13+ years and more than 240 home sales, I've learned that successful selling isn't about throwing a price on the MLS and hoping for the best.

It's about understanding your competition, preparing strategically, pricing correctly, and negotiating effectively.

If you're thinking about selling in Cypress, let's look at the numbers BEFORE you start spending money on improvements or deciding on a list price.

Because a successful sale doesn't start with a sign in the yard.

It starts with a strategy.

People are always asking me when is the best time to buy? Should I wait until rates drop?

The best time to buy real estate is always five years ago. But since we can’t go back in time it’s now.

Real estate isn’t a short game. Over time you build equity which then creates wealth.

Houston is the #3 buyer’s market in the nation? 🏡 Not so fast.

Redfin recently ranked Houston as the third-best buyer’s market in the country. And while I’m not disputing their data, I AM questioning what that headline means for someone actually trying to buy a home here.

When I dig into median days on market, the numbers don’t necessarily tell the same story.

Here’s the thing: Houston isn’t one real estate market. It’s hundreds of micro-markets.

What’s happening in Cypress may look completely different from Katy, The Heights, or The Woodlands. Even two neighborhoods a mile apart can have very different market conditions.

Yes, buyers have more negotiating power in certain areas and price points. But that doesn’t mean every seller is desperate or every home is a bargain.

A national ranking doesn’t tell you how much leverage you have on the house you want to buy. Local data does.

So before you head out this weekend thinking you’re going to steal a house because Redfin said it’s a buyer’s market, let’s look at what’s actually happening in the neighborhood you’re targeting. 😉

📍 I’m a Houston Realtor specializing in W Houston, Cypress and the surrounding areas, and I believe smart real estate decisions start with understanding the numbers behind the headlines. #

It took us 2 years to find this house. And I'd do every one of those days again.

When I met this family, they were renting and planning for multigenerational living. The criteria were tight, so we only toured homes that truly fit.

We found good options. But when the whole family weighed in, the plan changed. The parents weren't ready to make the move, and that honest conversation opened the door to a different search.

We focused on Energy Corridor homes close to work and school. Short commutes, established West Houston neighborhoods, and homes with real character that don't feel cookie-cutter.

The right house doesn't always show up on your timeline. Sometimes the plan has to change first.

Congratulations to my clients ! 🏡

If you're buying a home in Cypress, there's a three-letter acronym you need to understand before you fall in love with the house:

MUD. 🏡

MUD stands for Municipal Utility District, and the MUD tax can have a meaningful impact on your monthly payment.

Here's what surprises a lot of buyers—especially those relocating to Texas:

There isn't one “Cypress MUD tax rate.”

Different neighborhoods can have different MUDs. Even different sections within the same master-planned community can have different districts and rates.

Towne Lake and Bridgeland are both good examples.

So when you're comparing two $500,000 homes, the purchase price might be identical, but the monthly cost of owning them may not be.

Here's a simple example using a hypothetical $500,000 taxable value:

➡️ 0.40% MUD rate = about $2,000/year
➡️ 0.80% MUD rate = about $4,000/year

That's roughly a $167/month difference from the MUD alone.

And remember—the MUD is only one piece of your total property-tax bill.

This is why I don't want my buyers asking:

“What's the MUD tax in Bridgeland?”

or

“What's the MUD tax in Towne Lake?”

I want them asking:

“What is the complete tax structure for THIS property, and what will that mean for my monthly payment?”

That distinction matters.

It's also especially important with new construction, where the tax bill you see today may not reflect the completed home's eventual taxable value.

I just published a detailed guide:

MUD Taxes in Cypress, TX: How They Affect Your Monthly Payment

I break down what a MUD actually is, why we have so many of them in Cypress, how MUD taxes affect your payment, what to know about new construction, and what you should check before making an offer.

One of the biggest mistakes I see buyers make is establishing a maximum purchase price without also establishing a maximum monthly housing payment.

Those aren't necessarily the same thing.

The best Cypress home for your budget isn't always the one with the lowest list price.

It's the one where the home, neighborhood, taxes, insurance, HOA, commute and lifestyle all make sense together.
