The following data shows how these markets are performing in real time, today. Most of you are familiar with these communities and they reflect the high end of the market. The outer suburbs also are experiencing a strong market from $250,000 to $450,000 and upwards. A lot of activity during this pandemic; perhaps because of the pandemic. Single family homes are attracting buyers who may have been renting or otherwise in multi family units. It’s a unique set of circumstances. Interest rates are at a historically low rate & buyers are taking advantage of these rates.

As a Realtor/Broker I urge all homeowners who are going to list & put their home on the market to have an Inspection first! There are several reasons to do this but basically it wil save you money & headaches when you get an acceptable offer. Be pro-active. Get ahead of the transaction! Just do it!

The public is getting mixed signals about the real estate residential market. Yesterday’s announcement from HAR indicated it’s down 20% from last year. While this is true for the macroeconomic view it doesn’t hold up to the sub markets. What is relevant is what your neighborhood sales are trending now. Some are very slow & others are very active. I call this the micro view. And that what the lender appraisal will take into account. All real estate is local!!

The inventory for Hi-Rise condos gives buyers a broad spectrum of choices & the bargains are to be had with the right offers. The supply is higher than the demand. Over time the current inventory will be sold & prices will be firm. The new Hi-Rises are listed from $600/square foot +. The older Hi-rises range from $200 to $300+/sq ft and they are nice. The bargains are out there. This is my specialty; Brokering Hi-Rises.

The New listing numbers are lower than usual but that is due to the unusual times we are in. There is activity, Realtors are showing properties but practing safe distance & wering a mask. Contracts are going into the title companies as if busines was as usual but the closings are virtual. To be safe I wear mask & gloves. Stay safe!

These are very difficult times for Americans & the whole world. It’s COVID 19. It’s not a ‘hoax’! Everything is on hold as we need to socially distance ourselves & stay in as much as possible! Everybody has to do this or we will see no end to this. Going to church gatherings & worship service’s puts all of us at risk. The numbers double, triple & more with each new infection. We are our brothers keeper. Please stay inside your home! I’m doing it & working from home. Except for necessary items like food I am sheltered in place!

I have a newly listed Hi Rise on Bering dr. Galleria area. 2 bedrooms 2 baths 1698 sq. Ft. Great East/Southeast view! Needs work but price has been reduced to reflect those costs. Reduced price now $223K!!!
