These shifting dynamics have also opened the door for significant discount deals—one industry leader even suggested this may be among the best buying opportunities in their career. U.S. Office Loans Face $289B Maturity Test
The U.S. office market is facing a significant transition: nearly 14,000 office properties are carrying loans that have just matured or will do so by the end of 2028, totaling $289.2 billion. This represents roughly 34% of all office loan volume—a sizable portion of the market. Notably, about 59% of these maturing loans originated before 2021, and they're now confronting a landscape altered by hybrid work, reduced attendance, and lighter office employment.

Nationally, office vacancy hovered near 18% in mid-Q3, a slight improvement from last year, while average listing rates came in at $33.20 per square foot—just a touch lower month-over-month. Despite the headwinds, office investment activity remained strong, reaching $42.7 billion across 1,850 transactions through mid-Q3, with properties trading at an average of $205 per square foot nationally.

As someone who monitors both residential and commercial opportunities for discerning clients, I see these shifts—driven by AI adoption, evolving space needs, and economic uncertainty—continuing to reshape demand for large city-center office towers in the years ahead. For investors with an eye on the future, understanding these dynamics is key to navigating the changing landscape.
