Houston homeowners this is something you’ll want to keep on your radar…

FEMA has released draft flood maps for Harris County, and they plan to expand the number of homes considered in a floodplain - by up to 43% in the 100 year.

That doesn’t mean changes happen tomorrow, but it does mean some properties may eventually see new flood insurance requirements.

The good news:
These maps are still drafts and likely won’t take effect until around 2028, which gives homeowners time to plan ahead.

A few smart things to consider now:
• Check your property’s proposed flood zone
• Consider flood insurance early if you’re near a boundary
• An elevation certificate can sometimes help with insurance pricing - we highly suggest looking into this
• There may be private flood insurance options available

Houston’s landscape is always evolving, and staying informed is the best way to protect your investment.

A major rebuild of I-45 and surrounding corridors is underway, with early work focused on drainage and nearby city streets before larger freeway changes begin.

This is a long-term project aimed at improving traffic flow, safety, and connectivity throughout downtown Houston.
