S&P Dow Jones Indices released the July numbers on September 29, 2026. Consumer prices rose about 3.4% over the same year, so home values slipped in real terms for a 14th straight month. The 20-City Composite rose 2.5%, the East kept outpacing the West, and 30-year mortgage rates hovered near or above 7%.

If you buy, sell, or invest in housing, that mix matters more than a single headline. Nominal prices are still rising in most places. The buying power of that home equity is not keeping up with the cost of living. Here is what the Case-Shiller Index measures, what July's data said, where cities split, and what it may mean next.
