Mixed Personal Trust Post

After 8+ years in real estate, if there is one thing I have learned, it is that the transaction is the easy part. The hard part is everything before and after it.

The hard part is the family who is not sure if they can afford to buy. The seller who has lived in their home for 20 years and is emotional about leaving. The first-time buyer who is nervous about making the biggest decision of their life. The investor who is trying to figure out if the numbers actually work.

The Difference Between Listing and Getting an Offer

Listing your home and getting an offer are not the same thing.
That may sound obvious, but it surprises me how often people assume that once the home is on the market, the hard part is done. In reality, listing is the starting line, not the finish.

After 8+ years in real estate, I've seen what separates homes that get offers quickly from homes that sit. It usually comes down to three things:

1. Pricing

A well-priced home attracts serious buyers early. An overpriced home attracts crickets and the occasional lowball offer from someone who thinks you are desperate.

2. Presentation

Clean, bright, well-photographed homes get more showings. More showings lead to more interest. More interest leads to better offers.

3. Marketing and exposure

A home inspection is not a pass-or-fail test. The house does not get a grade. You do not get a certificate that says "Congratulations, this house is officially good."

An inspection is an information-gathering process. It is your chance to have a professional look at the home's major systems and tell you what is working, what needs attention, and what might become a problem later.

After 8+ years in real estate, I've been through hundreds of inspections, and here is what they typically cover:

So let's clear this up early.

Closing costs are the fees and expenses you pay when you finalize your home purchase, on top of your down payment. They are not a surprise penalty. They are a normal part of the process.

After 8+ years in real estate, I've seen closing costs catch people off guard more often than I'd like, so here is what they typically include:

Loan-related fees from your lender
Title and escrow fees
Appraisal and inspection costs
Prepaid items like property taxes and insurance
Recording fees and other administrative costs

The exact amount varies, but a common guideline is that closing costs can range from about 2% to 5% of the loan amount. Some sellers may also contribute toward your closing costs as part of negotiations, which is something I help buyers explore.

After 8+ years in real estate, I've seen it happen more times than I can count. A buyer walks in, looks around for about ten seconds, and their brain has already made a decision that the next twenty minutes of the tour will only confirm or slowly undo.

So if you are selling, here are three things buyers notice first:

1. How the home smells

This one catches people off guard. Pet odors, strong cooking smells, or musty air can turn buyers away before they even look at the kitchen. A clean, fresh-smelling home makes a bigger difference than most sellers expect.

2. Light and brightness

Dark rooms feel smaller. Open blinds, replace dim bulbs, and let natural light do its job. Buyers respond to brightness even if they cannot explain why.

3. Clutter and space
