On the lending side, the process for a foreclosure is almost the same as a resale or new construction loan.

The main difference is timing—communication between the bank and agents can take longer.

Requirements also depend on the loan type: FHA loans are stricter on property condition, while conventional and investment loans may offer more flexibility.

When buying a foreclosure, don’t just chase a “cheap price.” Run the comps, submit a strong offer you’re comfortable with, and be ready for possible rejections.

Most importantly—do your own home inspection. Lenders won’t fix the property, and unexpected repairs after closing can turn a “deal” into a costly mistake.
