Houston New Home Sales Slow
Houston’s new home sales have slowed a bit as we moved into mid-Q3, with about 1,900 homes sold compared to roughly 2,100 earlier in the quarter. Interestingly, the average price still edged up to around $414,000 from $410,000, reflecting the dynamic nature of our market. The time it takes to sell a home improved slightly—Days on Market dropped to 97 from 98—and sellers received about 97% of their asking price on average, showing that buyers remain motivated, even as they enjoy more choices. Inventory held steady at approximately 16,100 active listings, giving buyers a wider selection across Houston. Pending sales did slip a touch to 1,600 from 1,700, so builders are being especially mindful about pricing and inventory. Many local experts point to the recent prime rate increase as a reason for softer demand. Through these shifts, my focus remains on listening closely to my clients’ goals and navigating each transaction with care and attention to detail—whether you’re buying, selling, or leasing, you can count on my commitment to create a win-win for all parties involved.
