GREENSPOINT MALL REDEVELOPMENT
Lincoln and New York Life Investment Management have announced CityNorth Industrial Park, a planned $150 million redevelopment at I-45 and Beltway 8.
The approximately 80-acre project calls for 1.2 million square feet of industrial space, along with retail and service uses. Demolition is expected to begin in October 2026, with the first phase targeted for completion in the first quarter of 2028.
The developer estimates approximately 300 construction jobs and capacity for 1,200 full-time jobs when fully developed. These are projections, not current job openings.
Fitness Connection has announced plans to remain open during construction before relocating to a new facility of approximately 45,000 square feet on the same site.
WEST ROAD SIDEWALK IMPROVEMENTS
Plans call for continuous six-foot sidewalks along both sides of West Road between I-45 and Airline Drive, plus additional crosswalks at Sweetwater Lane.
Harris County Precinct 2 awarded a $242,500 grant toward the project. The published schedule targets design completion by late October, bidding in November, a tentative contract award in December, and construction beginning in January 2027. Completion is anticipated during 2027.
INDUSTRIAL INVESTMENT
PlaceMKR acquired the 50-acre Rankin Yards manufacturing campus at 1310 Rankin Road.
Other area projects include Crow Holdings’ approximately 446,000-square-foot Rushcreek Business Park and Fidelis’ approximately 282,000-square-foot Imperial Connection. Imperial Connection is being marketed for lease; its broker lists Building B as built in 2026.
The North Houston District’s published completion target for Panattoni’s West/45 Logistics Center near Pinto Business Park is 2027.
WASTEWATER AND TRANSPORTATION
Houston’s phased wastewater improvements are intended to replace aging infrastructure and consolidate smaller treatment facilities. The published construction schedule extends into winter 2028. Work affects several corridors, including Imperial Valley, Greens Road, Aldine Bender and Benmar, with lane restrictions and delays expected as construction progresses.
The North Houston District also commissioned a $300,000 traffic study covering 31 intersections and the West Road and Aldine Bender corridors to guide future mobility improvements.
PARK AND TRAIL CONNECTIONS
A proposed trail beneath I-45 at Greens Bayou would connect the eastern and western trail networks. The District’s published plan funds design in 2026 and targets construction for 2027.
For residents and property owners, these investments are worth following. Their practical impact will depend on completed construction, business occupancy, access improvements and how the area manages increased commercial traffic.
Information reflects published announcements reviewed October 5, 2026. Project schedules are subject to change.
