- 🔑 Closings decreased from 1,764 to 1,472 — reflecting a slower pace in completed transactions.

Title insurance protects you against a problem with the property's ownership history, a lien no one disclosed, a forged signature somewhere in the chain of title, an heir who never signed off. It's a one-time premium at closing, and in Texas, the state actually sets the rate, every title company charges the same amount for the same coverage.

Here's the news: the Texas Department of Insurance ordered a 6.2 percent reduction to those rates, effective March 1, 2026 (TDI Commissioner's Order No. 2025-9697, Docket No. 2858). In practice, that puts an owner's title policy at roughly $1,768 on a $300,000 home, $2,262 on a $400,000 home, and $2,756 on a $500,000 home.

It's a small line item in the bigger closing cost conversation, but it's one less thing working against you right now. I walk every buyer through exactly what their title policy protects, before we ever get to the closing table.

Elyson spans more than 3,600 acres of trails, lakes, and parks, built out primarily between 2016 and 2026 (Homes.com). What surprises a lot of buyers is the price range: homes start around $293,000 and climb past $1.3 million, so it's not a one-income-bracket kind of neighborhood.

Two amenity hubs, Elyson House and Lakeside Landing, carry the lifestyle: pools, fitness centers, game rooms, a splash pad, tennis and pickleball courts, even bocce ball, plus five parks and miles of trails connecting it all.

Most of the community is zoned to Katy ISD, including McElwain Elementary, which carries an A-minus rating, along with two newer campuses, Alfred and Ann Boudny Elementary and Nelson Junior High.
