In Sugar Land, May isn't just spring. It's the quiet deadline nobody talks about but every family feels.

I watch it every year. Parents start moving faster once spring break ends. Not browsing. Deciding. Because Fort Bend ISD enrollment paperwork is coming, and no one wants to be filling out school forms from a rental address or a house they're still trying to sell.

The national data backs it up. Pending sales rose 3.2% year-over-year in April. Buyers are moving now.

But if you miss this window, summer gets long. Homes that list after the school urgency fades tend to sit quietly into July, waiting for a different buyer pool entirely.

The calendar is already moving. Your listing should be too.

I've been watching Montrose all spring, and it's moving on a different clock than the rest of Houston.

The metro is softening. Inventory is climbing. Days on market are stretching out in the suburbs. But in Montrose, I'm still seeing multiple offers on updated bungalows and buyers who show up to opens without being asked twice.

The walkability matters here. So does the housing mix. And when supply stays tight in a neighborhood people actually want to live in, pricing holds even when the headlines say otherwise.

Your ZIP code matters more than the metro average. If you're trying to time this market, you need to know what your specific block is doing, not what the region did last quarter.

Save this if you're keeping an eye on inner-loop pricing. Or send it to someone who thinks all of Houston moves the same way.
