AI is going to take realtors' jobs…
NOW I understand why people say that.
I just left a listing appointment. The home had been sitting almost 6 months, priced 80k over what it's worth in this market.
After we finished walking through it, we sat down at the dining table and I asked the seller what the plan was with her last agent. How did we land on this price? Why had it been sitting so long? The overpricing was obvious, but I wanted to know if there was a game plan or a path forward I wasn't seeing.
What she told me SHOCKED ME, UPSET ME, and gave me HOPE all at the same time.
Her listing agent never even walked the property. Just ran some numbers, sent a price, and threw it on the market.
Keep in mind, this seller isn't testing the market. She's not the "I'll sell if I get my number." She's highly motivated and actually needs this home sold.
And her agent didn't even walk through it.
If that's all your agent does, run numbers off square footage, then yeah, AI can do that. A bot can pull comps and give you a price per square foot in about four seconds.
But that's not what gets you sold. And it's not what gets you into the right home either.
If you're SELLING
your agent should walk your home and tell you the truth. What's helping you, what's hurting you, and what buyers in your area are actually looking for. Pricing isn't just square footage. It's knowing what your home is up against down the street and how to make yours the one people pick. A number without a plan is how you sit on the market for 6 months.
If you're BUYING
your agent should know what's really moving out here. Which neighborhoods are heating up, where the deals actually are, what sellers will negotiate on right now, and how to get you a home without overpaying.
That's the difference. A computer gives you information. A real agent gives you a plan, and the truth.
That's what you should expect from whoever represents you. If you're not getting that, you've got the wrong one. At that point you might as well just ask CHAT. 🤖
But honestly? This gave me hope. Because when agents get lazy, the ones who care about their clients deal take a bigger piece of the pie.
