This week’s Houston Market Signal reveals a market that continues to move toward balance.

While pending sales declined 10.4% year-over-year and closings were down 3.7%, several important indicators remain encouraging:

• New Listings: 4,324 (+0.6%)
• Showings: 46,970 (+5.3%)
• Open Houses: 9,260 (+0.4%)
• HAR.com Listing Views: 6.57 Million (+1.7%)

What does this mean?

Buyers haven’t disappeared.

They’re simply becoming more selective and thoughtful in their decision-making.

We’re seeing strong consumer interest, steady property tours, and continued online research activity. Buyers are taking longer to commit, creating a market where negotiation skills, pricing strategy, and market knowledge play a larger role than they have in recent years.

For sellers, this is a reminder that preparation and pricing matter.

For buyers, this may be one of the best environments we’ve seen in years to negotiate favorable terms.

Houston Market Update — Week 21 📊

This week’s Houston Market Signal paints a very interesting picture:

✔️ Buyers are still very active
✔️ Showings are UP 7.1%
✔️ Closings improved
✔️ Inventory remains balanced

But pending contracts dropped sharply.

What does that mean?

Buyers are being more thoughtful and strategic before moving forward.

This is no longer a rush market.

It’s a negotiation market that continues to mature.

For sellers:
If your home is not generating activity right now, the issue may not be the market—it may be pricing, positioning, or presentation.

For buyers:
Good opportunities still exist, but competition is quietly rebuilding in the best areas and price points.

The Houston market continues to reward preparation, patience, and strategy.
