👀 Buyer activity remains healthy, with more than 40,700 showings this week.

🏡 Open houses climbed 5.3%, a sign that sellers continue investing in showcasing their homes.

💻 Online listing views surpassed 7.6 million, reflecting continued interest from buyers researching Houston neighborhoods.

While pending sales remain lower than last year, this reflects a more selective buyer—not a disappearing buyer.

“It’s not about being the best. It’s about being YOUR best.”

Those words resonate deeply with me because they reflect a philosophy I’ve tried to live every day.

Serving in the military taught me that true leadership isn’t about recognition. It’s about responsibility.

It’s about earning trust.
Keeping your word.
Helping others succeed.
Standing firm when challenges arise.
Serving something larger than yourself.

Those same values continue to guide me today as I serve families throughout the Houston area.

Whether I’m helping someone purchase their first home, sell a home filled with memories, or navigate a complicated transaction, my goal is simple:

To give my very best.

Not because perfection is possible, but because excellence is always worth pursuing.

I also believe each of us has an opportunity every day to make a positive difference—in our homes, our workplaces, our communities, and our country.

The world doesn’t need more people trying to outshine one another.

I’ve learned that the most valuable things we leave behind aren’t trophies, awards, or job titles.

They’re moments.

A reassuring conversation.
A helping hand during uncertainty.
A phone call when someone needed encouragement.
A promise that was kept.

As Realtors, we’re often invited into some of the biggest moments in people’s lives. Buying a home, selling a family home, relocating, downsizing—these aren’t just transactions. They’re life transitions.

I’ve always believed my responsibility extends beyond paperwork and negotiations.

My goal is for every client, colleague, and friend to finish our interaction feeling respected, informed, encouraged, and confident.

Because decades from now, they probably won’t remember every statistic I shared or every contract we signed.

But they’ll remember how they felt.

That’s the kind of legacy I hope to leave.

🏡 Buyers are still active. Decisions are simply becoming more selective.

Here’s what caught my attention this week:

📈 Over 41,800 showings prove buyers are still touring homes.

👀 Nearly 7 million online listing views (+3.8%) show demand remains strong.

🤝 Pending contracts are down because buyers are taking more time, asking more questions, and negotiating more carefully.

That isn’t bad news.

Houston’s market continues to reward preparation, patience, and professional guidance.

This week’s Houston Market Signal paints a fascinating picture.

Buyer interest remains strong.

• Showings increased 3.2%
• Online listing views climbed 4.5%
• Open houses continue to grow

However, pending contracts remain lower than last year.

That tells us today’s buyers are being intentional. They’re comparing homes, negotiating carefully, and making well-informed decisions.

For sellers, the message is equally important.

Proper pricing, thoughtful preparation, and strong marketing continue to separate successful listings from those that linger on the market.

Houston remains one of the healthiest real estate markets in the country because buyers and sellers continue finding common ground.

One of life’s greatest teachers is adversity.

It’s often during difficult seasons that we discover who truly walks alongside us.

Following my recent rotator cuff surgery, I’ve been overwhelmed by the kindness shown by family, friends, colleagues, clients, and neighbors.

Every phone call.
Every text.
Every prayer.
Every encouraging message.

Thank you.

Your support has been a tremendous blessing during my recovery.

This experience has also reinforced something I’ve always believed: relationships matter.

It’s one of the reasons I approach real estate the way I do. Buying or selling a home is certainly important, but the relationships we build along the way often become even more meaningful.

I’m recovering well, working hard through physical therapy, and looking forward to serving our Houston community for many years to come.

The mistake isn’t necessarily buying a home with a mortgage rate in the 6% range. The bigger mistake may be putting your life on hold waiting for 3% rates to return.

History provides perspective.

Mortgage rates have been much higher than today—and they have also been much lower. The ultra-low rates of the pandemic era were extraordinary, but buyers should be careful about treating an exceptional period as the permanent standard for what a “good” mortgage rate must be.

The better question is not:

“When will rates return to 3%?”

The better questions are:

* Can I comfortably afford the payment?
* Is this the right home for my needs?
* How long do I expect to own it?
* What opportunities exist in today’s market?
* Can I negotiate favorable terms or seller concessions?
* What happens to prices and competition if rates fall?

If mortgage rates decline meaningfully, more buyers may enter the market. That could increase competition and reduce negotiating leverage.

Sometimes the opportunity is not simply in the interest rate—it’s in the entire transaction.

My approach is never to tell every buyer that they should buy now. Real estate is personal, and every buyer’s financial circumstances, goals, timeline, and risk tolerance are different.

My job is to help you analyze the data, understand the tradeoffs, and make a confident decision.

You don’t need a perfect market.

You need the right strategy.
