The average dryer lasts 9 years. The average dryer with a clean vent lasts closer to 18.

The lint trap is not the issue. The dryer vent is. The flexible hose that runs from the back of your dryer through the wall and out to the side of the house. The one you have never looked at. The one that has been quietly clogging for years.

When that vent is full of lint, your dryer works twice as hard to push hot air through it. The motor runs longer. The heating element runs hotter. Every load is straining a machine that should be coasting. That strain is what kills dryers years before they should die.

The signs are everywhere and most people ignore them. Clothes that take two cycles to dry. A dryer hot to the touch. A laundry room that feels muggy after a load. A vent flap outside that does not fully open when the dryer is on.

Here is the fix. Once a year, pull the dryer away from the wall, disconnect the vent hose, and clean it out. Vacuum the hose, the back of the dryer, and the wall outlet. Outside, clear the vent flap of lint, leaves, or nests. If your vent runs more than 10 feet or has multiple turns, hire someone to do a full cleaning every two to three years. A 30-minute task once a year. 9 extra years on a $1,200 appliance. That is the math.

The Zillow saved folder is fantasy. The closing table is real life.

Buyers spend months saving homes that will never be the home they buy. The 4,500 square foot stunner with the view becomes a 2,400 square foot ranch with a great layout. The fixer-upper they were sure they wanted becomes the move-in ready house with a clean inspection. The neighborhood they were obsessed with becomes the neighborhood two zip codes away that they can actually afford.

The gap is not failure. It is the buying process working the way it is supposed to. Your saved folder shows what you are drawn to. Your showings teach you what you actually need. The house you close on lives in between.

It is not the kitchen reno. It is not the new floors. It is not the deck they added.

It is the smart home tech.

The blinds that lower at sunset without anyone touching them. The Alexa bulbs that dim with one sentence. The smart plug that turns the lamp on at 6pm so the house is never dark when they walk in. The garage door that closes automatically if it has been left open for more than 10 minutes. The leak sensor under the kitchen sink that texts before the floor is ruined.

The conversation goes the same way every time. "Wait, your blinds just close on their own?" Then the new homeowner pulls out their phone and gives a full demonstration. Then their friend buys the same thing the next day.

Some of it costs $20. Some of it costs $2,000. All of it changes how the house functions in a way buyers cannot see in listing photos. The people who add it in the first 90 days after moving talk about it more than anything else they did to the house.
