common things missed on an inspection.
for us, we do not typically include appliances as part of the inspection

these are things we will typically not run during our inspections
these are 10 things commonly missed.
1. Hidden Mold & Moisture Problems
Inspectors often spot visible mold, but mold hiding behind walls, under cabinets, in attics, or beneath floors can go unnoticed.
2. Small Leaks and Plumbing Deficiencies
Hidden leaks under sinks or behind appliances—even slow drips—can cause major damage if not detected.
3. Roof and Attic Issues
Inspectors may only look from the ground or use binoculars, missing small leaks, damaged flashing, and attic moisture or ventilation problems.
4. Electrical System Concerns
Basic functionality checks (like flipping on a light) won’t catch outdated wiring, overloaded circuits, missing GFCI outlets, or DIY electrical work.
5. HVAC System Hidden Issues
Though inspectors may turn on heating or cooling systems, they rarely check refrigerant levels, duct integrity, or equipment lifespan.
6. Pests & Structural Damage
Unless there are obvious signs, inspectors might miss termites, rodents, or other pest damage—especially when concealed within walls or roofs.
7. Radon, Asbestos & Lead Paint
These environmental hazards typically require specialized testing. Inspectors usually won’t sample or test for them unless specifically requested.
8. Foundation, Grading & Drainage Problems
Grading that leads water toward the foundation, soil erosion, and subtle foundation movement can all go unnoticed during standard inspections.
9. Appliance Wear and Performance
Inspectors often just power appliances on. Underlying issues with efficiency, wear, or nearing the end of useful life are frequently overlooked.
10. Cosmetic Cover‑Ups
Fresh paint or carpeting can mask water damage, stains, or structural issues and inspectors may not always point this out.
the reason these are typically missed include but not limited to;
1. a limited scope of inspection: (they should be following SOP)
2. not specialists ( not experts in hvac, inspects, pests and mold)
3. obstructed views (furniture, drywall cover-ups (which can be tricky), stuff piled up against walls, ect.
its important to talk to your inspector before scheduling all of the things they cover on a typical home inspection!
