Don’t over-upgrade before you sell.

This is where sellers can accidentally spend money they don’t get back.

A full renovation might feel like the “right” thing to do, but buyers don’t always value upgrades the same way you do. The flooring you pick, the fixtures you love, or the backsplash you spend weeks choosing may not be what actually moves the number.

Before you start tearing things out, get strategy.

Sometimes the better move is paint, lighting, repairs, cleaning, staging, and making the home feel cared for.

The goal isn’t to create your perfect version of the house.

The goal is to make smart choices that help the home sell well without wasting money on projects that don’t pay you back.

At this point, I’m not sure I own these cats.

I think I’m just managing their real estate.

They have regular visitors, neighborhood fans, people checking to see if they’re outside, and somehow a stronger local presence than most businesses.

Meanwhile, they pay no bills, do no chores, contribute nothing to the household economy, and still have everyone wrapped around their little paws.

Respect.

Be real. If you saw them outside, are you stopping to say hi or driving right past?

Recently we got to shoot content at The Ivy Table in Brighton, and this place is very near and dear to my heart.

It’s Livingston County’s first and only pay-it-forward cafe, which means people can come in, enjoy fresh, high-quality food, and be served with dignity no matter their story, season, or financial situation.

That matters.

Some people may need a free or reduced meal. Some people may be in a position to pay it forward and help cover a meal for someone else. Either way, the whole idea is built around hospitality, generosity, and community showing up for each other.

And you can feel that when you walk in.

The Ivy Table isn’t just a cafe. It’s a place to gather, connect, volunteer, support local, and be part of something bigger.

I would truly love to take you to lunch here sometime, sit across the table, and support a place doing work I really believe in.

Clean the windows before photos or showings.

It sounds small, but natural light is one of the first things buyers respond to when they walk into a home.

Dirty glass, smudges, fingerprints, dust, and old screens can make a room feel darker than it really is.

And buyers may not stop and think, “These windows need cleaning.”

They just feel like the room is dim, dull, or not as fresh as they expected.

That matters.

Before your home goes live, look at the windows the same way a buyer would. Open the blinds, let the light in, and make sure the glass isn’t working against you.

Bright rooms photograph better, show better, and feel better.

Open houses get judged the wrong way.

A lot of sellers think an open house “worked” only if someone walks in that day and writes an offer.

That can happen, but it’s not usually the main point.

Most homes sell through private showings, but open houses can still play an important role. They can create extra exposure, bring in buyers who weren’t planning to schedule a showing, generate feedback, and add a little pressure when buyers see other people walking through the same house.

It’s not always the shot that wins the round.

But it can absolutely be part of the strategy that moves the sale forward.

If you’re selling, the goal isn’t to do random marketing and hope something sticks. The goal is to understand what each piece is doing and how it helps get you to the closing table.

Spent the day at The Back Nine in Novi shooting reels and getting in a little “practice” for the Women’s Council of Realtors golf outing coming up Wednesday, June 24th.

And by practice, I mean equal parts content creation, pretending I know what I’m doing, and convincing myself this counts as golf prep.

Such a fun spot to film, hang out, and get excited for golf season. Now we’ll see if any of this actually helps my swing.

There’s a difference between casually thinking about buying and actually being ready to ask questions.
