Most first-time buyers think the biggest question is:
“Can I even get approved?”

But honestly, the better question is:
“Which loan actually makes the most sense for me?”

FHA loans can be a great option if you’re working on credit, have less money saved, or just need a lower barrier to entry.

Conventional loans can make more sense for buyers with stronger credit who want lower long-term costs and the ability to remove PMI down the road.

Neither one is “better.”
It all depends on your goals, finances, and future plans.

And that’s where things get overwhelming for a lot of buyers. There’s a TON of information out there, and not all of it gets explained clearly.

My job is to help make the process feel less confusing, connect you with trusted local lenders, and help you make the best decision for your real life, not just what Google says. 😉

The worst real estate advice I hear around Livingston County usually sounds believable… until it costs someone time, money, or the home they really wanted. 👀

From “you should wait for rates to drop” to “Zillow says my house is worth this much,” there are SO many real estate myths floating around online right now.

And honestly? Some of them can set buyers and sellers back by months or cost them thousands.

I’d rather be the realtor who tells you the truth upfront than the one who stays quiet while you learn the hard way at closing. 🤝

Sometimes it’s not about doing a full HGTV-style renovation. It’s about knowing which updates actually matter to buyers. 👏

We bought this beautiful home in July 2025 and made some strategic improvements without over-improving the property or pouring endless money into renovations.

The updates were relatively simple:
• Removed an outdated clawfoot tub and created a modern walk-in shower
• Painted the kitchen cabinets
• Updated the landscaping for stronger curb appeal
• Added a new front door

That’s it. No massive remodel. No tearing the whole house apart. Just smart updates focused on what today’s buyers are looking for.

The best part? The home went into multiple offers because it showed beautifully, felt updated where it counted, and was priced and marketed correctly.

This is something I talk to sellers about all the time. Not every improvement adds value equally. Some renovations cost far more than they return, while smaller cosmetic updates can completely change how buyers feel when they walk through the door.

Knowing where to spend money, where not to spend money, and how to position a home for maximum buyer demand is one of the biggest advantages of working with an experienced agent.

You do not always need a full renovation to get top dollar. Sometimes the right $15k in updates can make a massive difference. 💙

I’m pretty sure Michigan skipped spring and headed straight into summer weather… and honestly, I’m here for it ☀️

Keep the 80 degree days coming.

Patios are packed, lake days are back, golf courses are full, and Tigers games are officially part of the weekly routine again. Nothing says Michigan summer quite like heading down to Detroit for a ballgame.

This is the time of year where Downtown Brighton is buzzing, Howell is full of summer events, everyone’s out on the lakes, and “just running errands” somehow turns into being out all day.
