People are wondering if now is a bad time to buy….

It’s not!

It’s a different market, and for the first time in years, buyers have real leverage.

Here’s what smart buyer agents are leaning into right now:

1. Inventory is up

In many markets, listings are climbing. That means buyers finally have real options and with it, the space to compare, negotiate, and move with clarity instead of urgency.

2. Price drops are back

About 1 in 5 sellers is adjusting their price right now. Not because the home is overpriced, but because the market is moving at a different pace.

In a more balanced market, buyers have time to think and that shift is opening up new opportunities.

3. Seller concessions are back on the table

Redfin reports 44.4% of sellers are offering help with closing cost credits, repairs, and/or rate reductions.

Used strategically, this can reduce cash to close, lower the monthly payment, or solve inspection hurdles without added friction.

4. Strategy still wins

Yes, buyers have more power, but the best homes still go quick.

Strong pre-approvals, clear budgets, and sharp offers still make the difference between getting the house and just touring it.

This market isn’t broken, it’s balanced.

For buyers who’ve been priced out or burned out over the past few years, this is the window they’ve been waiting for!

Just a heads up to be watching for later this year:
A new requirement (passed in 2023) now mandates that all Texas homestead tax exemptions must be renewed every 5 years to remain valid. This means that if you currently receive a homestead exemption on your primary residence, you must verify and renew it periodically to continue benefiting from property tax savings.

Failure to renew on time could result in the loss of your exemption and an increase in your property taxes. Be sure to check your renewal status and submit any required documentation before the deadline.

Bottom line? Don't ignore those letters you might receive from your tax appraisal district! (I have heard these renewal request will start going out later this year so make sure you do not think it is junk mail and toss it)!
