A good friend called Tyler on a Friday and said it was time to sell the house.

By Sunday, we had an accepted offer.

As we worked through the details, I suggested we make the sale contingent on finding suitable housing. He told me not to worry because they’d find something.

I reminded him there was a chance he, his wife, and the kids could end up homeless. From that moment on, “being homeless” became the running joke throughout this entire process. 😂

Well, I’m happy to report that yesterday we found the perfect next home for their family, and the homelessness crisis has officially been avoided.

Big news for VA buyers and sellers! 🇺🇸🏡

The recent VA appraisal updates are giving buyers a HUGE advantage — especially on rural properties, homes with barns, detached garages, sheds, and other specialty features that used to create financing headaches.

In the past, peeling paint on an old outbuilding could slow down or even stop a VA loan. Starting May 1, 2026, many of those detached structures will no longer need to meet the same VA appraisal standards. 👀
