Let’s talk home inspections.

First, don’t panic! A home inspectors entire job is to find things wrong with the house. You are going to get a nice, fat report with everything they can see that is damaged, could cause a potential issue or is missing in the safety and functionality of the home.

That being said, they can only see what they can see. They will not be tearing out walls, moving large items, or able to see everything that could happen that is hidden.

When talking home buyers through the process of asking for things to be fixed or for monies to help pay for repairs, I try to focus on these three areas -

SAFETY • SYSTEMS • STRUCTURE

This way requests are prioritized and focused, giving everyone a better experience.

I’m not superstitious, just a little “stitious.” The last time I posted an “under contract” post, the fist contract fell through. Thankfully, a backup offer fell into place, and everything closed beautifully, but I’m still a little hesitant to post.

⭐️Why?⭐️

Well, because a house isn’t sold when it’s “under contract.” Not to be a negative Nancy, but many, many things can go wrong between accepting an offer and closing.

In fact, this house sold with its second contract as well! Just because it’s a sellers market, doesn’t mean sellers do not have their hiccups too. But, the second contract was for more money and even less terms, so that is a major ✔️win ✔️win.

(Also, I didn’t even post this until I got the final “closed and funded” email from Title - so maybe I am a little suspicious. 🤣)

This was so much more than a house, it was a home to a family for 25 years full of so many memories. Babies being brought home, dance parties and game nights, happy and sad tears, sleepovers, family dinners, holidays spent together and so much more.

This sweet family put in so much work to update, clean and pre-pack before we listed - and their hard work paid off! There were over 60 showings in three days, a full open house and 12 offers!

It’s starting to feel like spring! I am SO ready for it to be over and for summer to be here 🤣🤣🤣. Let’s be real, Ohio spring is THE WORST. Rain, cold, snow, sun and warmth can literally all happen in one day- and that makes it really hard to pick out clothes for the day!

In real estate, spring also means new listings, lots of showings and packing snacks in the car for unpredictable days.
