Sharing my TOP 3️⃣ tips when you go to sell your house! You’ll want to SAVE this one! 😉

✔️Pricing it correctly from the start. Have your realtor do a comparative market analysis of your home. Once you have an idea of how much your home is worth, price is slightly below ⬇️ that number. You’re more likely to get multiple offers and a higher price 💲over what it’s worth. Yes, it takes courage and most sellers are nervous to do this but with a trusted and experienced realtor it is the single best strategy to sell a home in today’s market.

✔️Your first impression is the only impression. Improve your curb appeal. Buyers have already judged your home before they walk through the door. You never have a second chance to make a first impression. You want the buyers to feel invited as they approach the house. If you’re putting your home on the market in the spring/summer months spruce up your homes exterior with inexpensive shrubs and brightly colored flowers. Did you know that you typically get a 💯 return on the money you put into your home’s curb appeal? 🤯

✔️One of the most important things to do when selling your house is to depersonalize it. You want your potential buyer to be able to imagine themselves living there. 🥰 Your realtor should go through your house with you and point out items needing to be put into storage. Remember staging simply means arranging your furniture to best showcase the floor plan and maximize the use of space. Lean on your realtor for this. 😉

The New Year is right around the corner. If you’re considering buying a home 🏡 in 2023 take this quick 5-question quiz.

I have a lot of buyers stating the interest rates are so high right now. When in all actuality they really aren’t…they’re just not as low as what we saw the past few years. AND what we saw the past few years was not normal, this is normal friends. Do I expect the rates to drop in the New Year? I don’t have a crystal ball 🔮 but I do believe the rates will decrease slightly.

Right now buyers have more leverage when making an offer on a house than we have seen in years. Date the rate and marry the house. I have an amazing lender that I have happy to refer you too! They’re offering no fees to refinance when the rates do drop. BUT get in soon when there is less competition on houses. As soon as rates do decrease there will be more competition again and less leverage when negotiating.

Pricing your home right is an absolute must if you want to sell your home 🏡 fast. I can market your home to the best of my ability and you can use all the ways to add value to your home, ➡️ but if it hasn't been priced correctly, your house sale is in jeopardy of selling within a reasonable timeframe.

I think all my colleagues 😉 would agree that getting the price right from the start is crucial to selling your home. Momentum is key with home sales: the quicker the sale, the more the house will sell for; the more it sits on the market, the lower its final selling price will be.
