* The proposed project at 161 Lowell Rd. will provide much needed annual tax revenue for the Town of Hudson.
* The project aligns with the zoning and master plan of the Sagamore Industrial Park.
* The project will have few negative impacts on the Town’s resources.
* The Developer has worked directly with community members to hear their concerns and provide mitigations on the project. These mitigations include additional buffers and screening on the site.
* The Developer has provided comprehensive traffic, noise and fiscal studies that have been peer reviewed & approved by the Town’s consultants.
* Truck traffic will be limited to a right turn only out of the site and must exit through the industrial park as opposed to turning out immediately onto Lowell Rd.

As we move forward with our application for the Friars Drive Industrial Facility, we appreciate the feedback we have received from Hudson residents and members of the Planning Board.

Since our project has been presented to the Town, we hosted a site walk on the property with abutters to get a better understanding of what changes we could make to our plan based on their feedback. We also had the opportunity to sit down with Fox Hollow condo association and residents to discuss their thoughts and concerns regarding our proposed project.

Did you know?

We completed a Sound Study of the roads surrounding 161 Lowell Road, and the proposed Friars Drive Industrial site is compliant with the Town of Hudson's noise ordinance. To reduce noise, we plan to install signage and encourage drivers to limit idling time.

Great to see the Town of Hudson featured in Business NH Magazine as one of the hottest communities in the nation. “The cost of doing business here is stable and affordable, and the location is great,” said Town Planner Brian Goth. “Being part of one of the more vibrant economies nationally is certainly to the benefit of Hudson” added Jay Minkarah of the Nashua Regional Planning Commission. We couldn’t agree more, which is why we chose Hudson - and specifically, Sagamore Industrial Park - as an ideal location to not only meet the strong demand for industrial warehouse space, but also support the local economy through increased annual revenues and jobs.

DID YOU KNOW? The site of the Friars Drive development, the Sagamore Industrial Park, was designated by the state as an Economic Revitalization Zone as part of a program that encourages companies to move into unused or underutilized industrial parks in return for tax credits against their annual business profits and enterprise taxes. All companies within these zones may apply to the state for the credit. In addition, the project will bring significant economic benefits to Hudson. More to come on this.

Our proposed development is located in the Sagamore Industrial Park, Hudson's largest industrial district and home to Hudson's largest concentration of employers. The 75-acre parcel is located off the newly constructed Friars Drive, and our project is consistent with the intended zoning rules for the industrial district set by Hudson.

Friars Drive Industrial Facility is a proposed 500,000 square foot warehouse facility located in the Sagamore Industrial Park in Hudson, NH. The project will provide significant economic benefits to the Town of Hudson including generating approximately $675,000 in new annual tax revenue, while creating an estimated 300 jobs during construction and 500 permanent jobs.

The facility is designed to attract local and regional companies that may need a warehouse for distribution of goods, or a facility for light industrial, manufacturing, and/or assembly space.
The proposed development aligns with the established economic goals of the Sagamore Industrial Park, Hudson’s largest industrial district. The Sagamore Industrial Park is home to Hudson’s largest concentration of employers including BAE Systems, Presstek, Masimo Semiconductor, Parker Chomerics, and S.G. Torrice.

Located a off the newly constructed Friars Drive, the 75-acre parcel is the last remaining zoned vacant parcel in the Sagamore Industrial Park and included in the Town’s Economic Revitalization Zone.
