We bill inspections on an individual or monthly basis. There are no long term contracts and an inspection program can be canceled any time. Fees can be paid by check/money order, auto deduction from your bank account, debit and credit cards, or person to person transfer. We offer an extensive checklist that will be emailed to the client upon inspection completion. Checklists offer standard safety and security
checks but can be customizable to each property. Standard checklist includes:
-Electrical (lights, switches, breakers, timers)
-Plumbing (faucets, valves, moisture detection, meter reading, drainage)
-HVAC (filter check, gas detection, cycling through systems, vent management)
-Temperature check (taken from thermostat and other locations of home, looking for warm or cold spots)
-Appliances (functionality, cycle systems, run routine maintenance, check filters)
-Windows and Doors (operate, check locking mechanisms, screens, seals, safety, signs of forced entry)
-Interior (pests, plant maintenance, water/rotate, condensation, water intrusion, test smoke and co2 alarms)
-Exterior (perimeter walk, garbage service, curb appeal, remove flyers/advertisements, check downspouts, roof inspection, ice damn inspection, garage door operation)
Additional Services:
WIFI thermostat installation: $100 plus $2.50 per foot of installed wire if needed and cost of thermostat. Door lock replacement/installation: $25 for interior doors and $40 for exterior doors plus the cost of the locks. WIFI and smart locks extra. Light bulb replacement: $5-15 for Edison style LED bulbs, additional or specialty bulbs extra. Furnace filter replacement: $15 plus the cost of filter. Photos of property included with inspection: $20
