Okay, I’m just really excited for our sellers right now. 👏

We had two very different homes hit the market, both had great showing activity right away, and both are now under contract after just a few days.

And honestly, getting to make those calls never gets old.

One of those homes belonged to Jesse + Carly, and that one feels extra special because Carly used to help us here at Capecchi + Company. So getting to be the ones helping them sell their home just meant a lot. We love them, we love their family, and we are so excited for what’s next for them.

And then there’s Kat.

Her home on 6th Street is truly one of a kind in today’s world. The kind of historic home that has real character, real warmth, and details you just cannot recreate. It means everything to us that Kat trusted us to help her sell her home.

This picture pretty much sums up fatherhood with Dave. 😂

The guy who takes the boys on adventures, introduces them to things (like their first BB guns) before Mom is quite ready, keeps them laughing nonstop, and somehow always finds the funniest “inappropriate videos” to share. He’s the dad who makes life exciting, teaches them new things, encourages them to be brave, and always makes sure they know they’re loved and protected.

Dave, these boys are so lucky to call you Dad. Watching you create memories, build their confidence, and make every day an adventure is one of my favorite things.

Happy Father’s Day to the dad who keeps us on our toes and fills our lives with so much fun and love. 💙

They almost bought a different home first.

And honestly… that part is never easy.

When Annelise and Mark first reached out, I was so excited to help them. Annelise and I go way back… she was my sister’s childhood best friend, so this one already meant a lot before we even started.

We made an offer on a home they really liked… but after the inspection, too many things came up that just didn’t feel right to move forward.

And walking away is hard. Especially in this market. Especially when it feels like you might not find something else quickly.

But Annelise knew exactly where she wanted to be. One specific area in Hudson that she just kept coming back to.
So we stayed patient. We waited. And when the right home came up in that EXACT area… everything finally lined up.

And now they are officially closed. 🤍

And here’s the part most people don’t see…

Throughout all of this, we also listed their home and got it sold.

So while there were a lot of moving pieces happening at the same time, everything came together in the end exactly how it needed to.

This is the part people do not always see… the waiting, the uncertainty, the “is this actually going to work out?” moments in between.

But when it works out like this… it really makes sense why it didn’t work out before.

Not every buyer has to lose out over and over again before it works. Sometimes they just need the right house, the right strategy, and the right people in their corner. 🤍

Abigail + Hunter were referred to us by a past client, which always means so much to us.

They’re moving here from North Carolina, and before Abigail even moved back, Kayla was showing them homes virtually and helping them get a feel for what might be the right fit.

Then this one came up.

They loved the lot, they saw the potential to make improvements over time and really make it their own, and they knew it was worth going for.

It was their very first offer.
There were multiple offers on the table.
And we were still able to get it done.

That part is huge.

Especially for first-time buyers.
Especially moving from another state.
Especially in a competitive situation.

We helped them on exactly what they needed to do, wrote a strong offer, and got this one locked in for them.

Breaking news nobody asked for:

I got a new vehicle 😂

Okay before anyone says anything… I can explain.

I am constantly in my car.
I hate getting gas.
I am somehow always almost out of gas.
And I have said more than once that my life would be significantly better if I had a driver.

So naturally…
I got a Tesla.

Mostly for the no gas thing.
Also for the seven seats.
And maybe a little bit because full self-driving sounded like the closest thing to hiring a driver.

So far, no regrets… mostly because I haven’t had to stop for gas. 🤪

We have had a LOT going on lately… and honestly, these are the weeks that make this job so fun. 👏Beau + Laura officially...

We have had a LOT going on lately… and honestly, these are the weeks that make this job so fun. 👏

Beau + Laura officially closed on their new home today, which feels extra exciting because sometimes finding the right home is quick, and sometimes it takes a little longer to get there. But when the right one finally comes along, it is always worth it!

We are so excited for them and all the ways they are going to make this home their own. And now… next up, we get their current home on the market.

And over the weekend, we got two more buyers under contract.

John + Ashlee found us online, read through our reviews, and trusted us to help them make a move to Hudson. When the right house popped up, we got in fast, did a video walkthrough for them, wrote up a strong offer, and got it locked down.

And then Tom + Patty.

They are making a move to be closer to their kids, and after missing out on another home a few weeks ago, we knew we had to move quickly when this one in Troy Burne hit the market. So that is exactly what we did... got in fast, wrote a strong offer, and got them under contract on the perfect home!

Three different clients.
Three different stories.
And a whole lot to celebrate.

Days like this are such a good reminder that timing matters, strategy matters, and moving fast when the right opportunity shows up can make all the difference. 🤩

Happy Birthday to our amazing Buyer Specialist, Kayla! 🥳

It’s hard to believe there was a time before Kayla was part of our team because honestly, we can’t imagine doing this without her.

Over the past year, she’s helped so many clients navigate one of the biggest decisions of their lives with patience, positivity, and a genuine commitment to making the process feel less overwhelming and a lot more exciting.

And somehow, while helping others buy a house, she had a pretty incredible year of her own.
