May brought a little bit of everything in my little real estate world. It was fulfilling on many levels.

My takeaway for the month goes out to anyone dreaming about buying a home. This is a hot take but the truth is you really don’t need much money. If owning a home is the goal, there are a lot of options people don’t consider. You don’t need any of these first-time home buyer “grants” or MSHDA home loans that require you pay it back later. You just need to work with a local lender and the best Realtor in town (which would be me).

We had a buyer this month purchase a home for less than $1,000 out of pocket. Actually $750. They got a solid home they can move right into, are going to build immediate equity and be in a great position in a few years if they decide to move. Eliminating the down payment freed up a ton of money so they don’t need to stress about draining their bank account just to get in the door.

Some sales happen fast, others take time (or a lot of time). This was in the works since last October. A ton of work behind the scenes but grateful to have it sold.

For what it's worth, I listed this for 210k in October for 30 days and it did not get a decent offer. Relisted in April for 195k and it sold right away for 210k. Same house, same condition. Different times of year and a better pricing strategy brought much better results.

I just listed one of my favorite houses of all time…

To understand, we must go back to November 2017.. back when Stranger Things was first released, fidget spinners were everywhere, and I just got my real estate license thanks to a deal off Groupon.

For some reason Tracy and David felt like they could trust me of all people with finding their new family home. We landed this gem and the rest is history. They got married here. Later Tracy officiated our wedding. Then their kids bought the home from them and were able to create their own life experiences and memories here. Now it's someone else's turn. This place is huge (3500sqft), so whoever it is I hope they have a lot of people and/or stuff to fill this home with.

Affordable and SOLID homes are out there! Not only did we get a great home at a fair price, we also negotiated $7,000 in closing costs to be paid by the seller. That's a pretty good start to homeownership 🏡

We are definitely in the busiest time of the year.

Homes are selling so fast, especially at this price point. This home received a dozen offers within 3 days of listing. Great news for my seller, tough break for the buyers out there.

Congrats to my good friend and hockey teammate on the sale of their home. It was a bittersweet experience for all. Onto the next chapter of life 🏡

This is a great example of why you should hire a real estate broker. I represented the buyer and we landed them a really solid 3-bedroom, 2.5 bath house in Grand Rapids. Mechanically SOLID. Furnace, water heater, plumbing, electrical, siding, roof, windows. They have all been updated. The seller wanted to "save" money and handle the sale themselves. More power to them but they left a lot of money on the table by doing so. My client got a DEAL. 185k plus some closing costs covered.

Not bad for a first-time home buyer in 2026 💪

This is what it’s all about. Five years ago, I had the opportunity to help an awesome family purchase this home. Through their hard work and market appreciation they’ve built a ton of equity in that time. They are now able to enjoy greater financial freedom even after purchasing a new home.
