Preparing Your Property For The Upcoming Freeze ❄️
A significant freeze is expected in the coming days, and unprotected properties are at high risk for burst pipes and water damage. The good news? Most freeze-related damage is completely preventable with a few proactive measures. Below are key steps every property owner should take before temperatures drop.
1️⃣ General Tips 📝
- Charge all phones, power banks and tablets. Make sure to have batteries for flashlights if necessary.
- Fill vehicle gas tanks in case gas stations lose power
- Set refrigerator and/or freezer to colder settings to hold temperature longer
- Keep 3-5 days of no-cook food and water
- Prepare a cooler to move food outside if power is out and temps are below freezing
- Gather extra blankets, sleeping bags, and warm layers
- Plan to avoid driving once freezing rain begins
2️⃣ Plumbing/HVAC💧
- Locate water shut off valve
- Keep the heat ON
- Replace dirty filters to ensure proper airflow
- Disconnect all garden hoses and drain irrigation system
-Insulate all exposed pipes especially in attics, garages, and outside of the home
-Install insulated spigot covers
- Drip interior faucets- moving water is much less likely to freeze
- Open cabinet doors under sink to allow warm air to circulate
If power goes out and temperature drops- shut off main water supply and drain pipes by opening faucets.
3️⃣ Roof, Fireplace, and Electrical 🏠
- If using a fireplace, confirm damper is open and chimney is clear
- NEVER run generators or grills inside closed garages or homes
- Test whole-home generator before freeze to ensure proper operation
- Remove leaves and debris from gutters- clogged gutters can lead to ice dams that can turn into leaks
- Trim back overhanging branches that could snap under weight
In Houston, homes are built to release heat- not retain it. Without simple preventative steps, freezing temperatures can lead to damage quickly.
