Hey gang, I have really been slacking on updates and I have got to do a better job for sure. Let me first say as most of yall know, a few months ago, I changed brokers to JLA with Amanda Seidel and John Altic and it has been one of the best decisions I have made in my career. Thank you to both of yall for the support and for this great company banner yall have provided us to work under.

So I wanted to take a minute to thank all of my clients this past month for helping me get the Triple Crown Award. This is for closing 3 deals in one month. Each of you are truly a blessing. I hate that I do not have 2 of the three closing photos but I want to give a special thanks to Gary and Marsha Maddox for their trust, confidence, and dedication. It was a long road that took 8 months but we finally found a great place. Thank you again to the Maddox's and all of my great clients. Still lots more to come.

So I wanted to put this graph out to give a little insight to what the rates have been doing. I don't recommend going strictly off what one site says. What I do tell my clients is that they should pick a site and follow it to see the trend. This is the site I follow. Their rates on national avg are fairly close. And as you can see they are offering a preliminary quote of 5.65% on 30 yr fixed FHA. Before points. We are right on the verge of losing our neutral market. Right now both buyers and sellers are willing to establish healthy negotiations. You can take advantage of reasonable rates and still negotiate a decent sale price as well. But don't wait to long. If the rates drop to much more the impatient buyers are going to go back to shopping and we will be right back to a sellers market and sale prices will be less likely to negotiate down. Just something to think about hoing in to February. Call me 318-564-2537 and lets see what we can do to get your real estate goals met for 2024.
