Here’s a useful exercise if selling your home is even a possibility in the next year:

Walk through the house and make three lists:

1️⃣ Fix now: inexpensive problems you already know about.
2️⃣ Maybe: improvements that could help but need more thought.
3️⃣ Skip: projects that probably won’t return enough value to justify the time or money.

The biggest mistake is assuming every improvement automatically makes sense before selling.

If you could change ONE thing about where you live right now, what would it be?

🏠 More space?
🌳 A bigger yard?
🚗 A shorter commute?
🚶 Better walkability?
🛠 Less maintenance?
📍 A different neighborhood?

Mortgage rates can change quickly, but your home search doesn’t necessarily have to stop every time they move.

The better question is:

“What can we change about the deal to make the numbers work?”

Depending on your situation, that might mean negotiating seller credits, comparing a temporary or permanent rate buydown, looking at discount points, changing the down payment, or simply comparing several loan scenarios.

The important part is to run the actual numbers.

And one thing I would not build a purchase decision around: assuming you’ll definitely refinance later.

There’s a FILTER under your range hood!?

It’s one kitchen maintenance job that’s easy to overlook.

Grease can build up there surprisingly quickly, reducing airflow and leaving odors hanging around longer.

Depending on the hood, the filter may be washable or designed to be replaced. Check the manufacturer’s instructions before cleaning it.

If you cook regularly and can’t remember the last time you looked underneath the hood…there’s your weekend project. 😄

Ever walk into a room and feel like something is a little “off,” but you can’t quite figure out why?

It might be the light bulbs.

If one lamp is giving off a warm yellow glow, another is bright white, and the ceiling fixture is cooler still, the room can feel less pulled together.

Before you have guests over, turn on all the lights in the room and look at them together.

A good rule of thumb for bulb color temperature:

💡 Kitchen: 3000–3500K — clean and bright without feeling harsh
💡 Living room: 2700–3000K — warm and inviting
💡 Bedroom: Around 2700K — softer and more relaxing

You don’t necessarily need new fixtures. Sometimes simply using a consistent color temperature throughout a room makes the whole space feel more intentional.
