Many buyers think there is a perfect closing date. There isn’t. I used to think the closing date didn’t really matter when I started buying properties.

It does—just not in the way most people think.

There’s no “perfect” date… but there is a difference in how much cash you bring to the table.

Close earlier → more prepaid interest → more cash upfront
Close later → less upfront cash → same timeline for your first payment

Your loan doesn’t change.
Your rate doesn’t change.

But your cash flow at closing definitely does.

Most people aren’t told this until it’s too late—so now you know.

✦ Credit & payment history
✦ Debt-to-income ratio
✦ Assets & reserves
✦ Job stability

That’s what your lender is looking at.
