🎓 TEACHER TIP TUESDAY: Why do some sellers pay the buyer’s closing costs? 💰🏡

If you’re a first-time home buyer, you may be surprised to learn that a seller may agree to contribute toward some of your closing costs.

Why would they do that?

👉 To help reduce some of the buyer’s upfront expenses
👉 To make the home more attractive to buyers
👉 Because seller contributions can be part of the negotiation

But here’s what you need to remember:

🚨 Sellers are not automatically required to pay your closing costs.

The amount a seller may contribute can depend on the purchase contract, your loan program, and applicable rules and limits.

That’s why I encourage home buyers to understand their cash-to-close, not just the purchase price or monthly payment.

Why?

Because a lower interest rate doesn’t automatically mean you’ll get a better deal.

If rates fall and more buyers enter the market, you could see more competition and higher home prices.

The goal isn’t to predict the perfect time to buy.

The goal is to understand the numbers and determine what makes sense for YOUR budget and your situation.

You’re officially getting close to closing day—but don’t skip this important step!

The final walk-through gives a home buyer the opportunity to make sure:

✔️ The property is in substantially the expected condition
✔️ Agreed-upon repairs have been completed
✔️ Items included in the purchase are still there
✔️ There isn’t new damage or an unexpected issue
✔️ The home is ready to be delivered according to the terms of the contract

🚨 One important distinction: A final walk-through is NOT the same thing as a home inspection.

Your home inspection is designed to evaluate the condition of the property. The final walk-through is your last check before closing to make sure the home is in the expected condition and that agreed-upon items and repairs have been addressed.

📚 TEACHER TIP TUESDAY: What is earnest money? 💰🏡

If you’re a first-time home buyer, you’ve probably heard the term earnest money but may not know exactly what it means.

Simply put, earnest money is generally a good-faith deposit that shows the seller you’re serious about purchasing the home.

But here’s the question everyone wants to know:

“Do I get my earnest money back?”

👉 Sometimes.

If you close on the home, your earnest money is generally credited toward the amount you need to bring to closing.

If your contract allows you to terminate and receive the earnest money back, you may be entitled to have it returned.

But if you terminate outside of the protections in your contract, you could potentially lose some or all of your earnest money.

That’s why knowing your home-buying contract, deadlines, and termination rights is so important.
