Nunca perdieron de vista su sueño de construir un mejor futuro para sus hijos y nietos, y hoy ese sueño se hizo realidad.

Hubo momentos en los que los obstáculos hicieron que rendirse pareciera más fácil que seguir adelante, pero ellos continuaron con valentía y determinación. Estoy increíblemente agradecida de que hayan confiado en mí para acompañarlos durante todo este proceso. If you own and live in your home, you may qualify for a Homestead Exemption, which can lower your property taxes and help protect you from big increases year after year.

✨ Why it matters:
✔️ Reduces the taxable value of your home
✔️ Helps limit how much your taxes can increase
✔️ In most cases, you only apply once

⏰ Important: The deadline to file is April 30th.

📬 Got a letter about an escrow analysis and instantly felt confused (or panicked)? You’re not alone—let’s break it down in plain English.

🏡 What is an escrow analysis?
Your lender reviews your escrow account once a year to make sure there’s enough money to cover your property taxes and homeowners insurance—the bills they pay on your behalf.

🔍 Why does it matter?
Taxes and insurance can go up or down each year. When they change, your escrow balance changes too.

📈 If your payment goes UP:
• Taxes or insurance increased
• There wasn’t enough money in escrow
• The lender adjusts your monthly payment to catch up

📉 If your payment goes DOWN:
• Taxes or insurance decreased
• You overpaid into escrow
• You may get a refund or lower payment (yes, it happens!)

💡 Important reminder:
This has nothing to do with your interest rate and doesn’t mean your lender is being shady—it’s just math and yearly adjustments.

✨ Pro tip:
Always review your escrow statement. Mistakes happen, and you have the right to ask questions or shop around for homeowners insurance if it jumps too much.
