Not sure what your looking at? I’ll tell ya. It’s my hair growing back. Something I’ve been focusing on for a few months now.

I’ve been really quiet on social lately and many of you have been asking where I’ve been. No exciting news to report and I wish I could say I took a hiatus to Bali or something. Basically my thyroid issues took me out for a few months. Long story short, for 3 years I couldn’t get my thyroid medication to work effectively but I was managing. About 3 months ago it finally stopped working all together. I lost my hair, gained weight, started having memory issues that made it impossible to film content or work, had crippling fatigue, horrid anxiety, (list goes on just google hypothyroidism.) Anywho, I was forced to slow down for a while and focus on curing this thing once and for all.

I found a specialist who treats the trickier thyroid patient. She completely changed my medication up. It was a long process and I’m not 💯 but I’m close. (See photo of cute hair sprouts!)

These little hairs gave me so much hope I cried when I saw them. I’ll never take my health for granted again.

So thats it, I’m still alive just taking it easy.

This experience made me think about how I wanted to spend my life and the work I do. I made a decision to quit what wasn’t serving me anymore and start something new. I’ll share more on that later… 😉

These skylights in this attic master conversion just took the space to a whole new level. It's the first time I have ever converted an attic to a bedroom and I've learned a ton from the experience. Like make sure your walls are tall enough for a bathroom vanity mirror, make sure you have enough closet pole space... etc. Been an expensive learning experience but these skylights were the one thing that turned out exactly as I planned! 🏠😍

[SWIPE 👉] Price drops are pretty much on trend right now across the board. Here are 4 charts sourced from Redfin.com that shows how many listings dropped their price during a certain time period year over year. The black line is us right now. OUCH! 😣

What does that mean for all of us?

📌Homeowners - Accept the reality. The equity in your house is shrinking. Accept it and move on. If you need to sell your house, price it competitively.

📌Investors - If you have flips right now, try to be easy on yourself. You might lose money or break even. From the book "The Obstacle is the Way," ask yourself "do businesses sometimes lose money? (yes) Then why are you surprised?" Accept it as a fact of life. Brush up on Stoicism.
When looking at your comps, you might want to adjust that ARV estimate down 10%. Seems every market is different so you need to track your local market very closely for that percentage estimate. I've heard some say 15%, some say 5% but unanimously everyone is factoring in some kind of adjustment. Tell me your ARV adjustment in the comments!

📌Agents - know it's probably really hard for you guys right now. Sellers will eventually get it but it might take a few months. Educate your clients. Share this chart with them. And don't take listings with unrealistic sellers. 🙅‍♀️

Before and During! I wanted to go with something edgier than gray but time was ticking and I needed to make a decision so I went with a safe bet- Sherwin Williams Repose Gray. I plan on painting the trim white (where those janky arrows are pointing 😆)

And then adding some shutters and around the windows and a blue door. The big question is what color should the shutters be???? I was thinking white or charcoal. 🤔

Our crew in Pittsburgh is killing it in timing. This house should be done in a couple weeks! 💪

With real estate values dropping like me after too many margaritas, it's more important than ever to make sure the design on your home is ✨FABULOUS✨. A stunning remodel will get your house sold. So here's my tip of the day that's helped me a lot:

When your project is on the higher end side of the remodel cost spectrum ($100K or more), cough up a few hundred bucks for architectural rendering images.

Picking out paint colors off swatches and leaving it to chance that it will all look good is a sure fire way to have regrets after the work is done. It's so nice to test out color schemes before you commit. And your contractor will find the visual helpful too. 🙌

I remember reading about this iBuyer concept several years ago while I was on vacation. As I'm reading I was equal parts skeptical and terrified.

Skeptical because I know how localized real estate is. I know how careful you have to be to make sure you don't buy a bad deal and overlook repairs or the street the house is on. I also know how difficult it is as a small business owner to trust your employees to underwrite deals on your behalf. Employees who have no personal financial repercussions and are bonus based on the amount of houses they buy. The compensation model rewards bad behavior. I remember saying "This can't possibly work."

But then equal parts terrified because what if it does work? What if it wipes out the need for the local house flipping company like me? We all were worried about this!

I stand here vindicated. 😂
