There’s a reason Realtors don’t just “take a quick look” at another agent’s contract.

When you already have an agent representing you, it’s important to let that agent be the one guiding you through your contract and transaction. Having another Realtor jump in with advice can create confusion, crossed wires, and even ethical issues.

It’s not about being unwilling to help—it’s about respecting the relationship you already have with your agent and the professional boundaries that come with it.

Your Realtor should be someone you feel comfortable calling with questions, big or small. And if you don’t feel like you can do that, that’s a conversation worth having.

It’s interesting to see which home updates actually pay off when it comes time to sell. According to Remodeling Magazine’s 2024 Cost vs. Value Report, a garage door replacement recouped 194%, manufactured stone veneer 153%, a minor kitchen remodel 96%, fiber-cement siding 88%, vinyl siding 80%, and vinyl windows 67%.

It’s a good reminder that you don’t always need to do a huge renovation to add value. Sometimes a few simple, well-chosen updates can make the biggest difference.
