Did you know your CAM charges can change every single year โ€” and most tenants don't even know why? ๐Ÿ˜ฎ

CAM (Common Area Maintenance) covers everything from parking lot repairs to landscaping and lighting. These are shared operating costs โ€” and when expenses go up, your CAM goes up too.

Before you sign your next retail lease, make sure you understand not just the base rent, but also what your estimated CAM charges look like. A "cheaper" rent isn't always cheaper when operating costs are high.

NNN lease or gross lease โ€” which one is actually better for your business?

The honest answer: it depends on what you're trying to control.

Gross Lease โ€” most expenses are bundled into one monthly payment. More predictability, fewer surprise bills.

Triple Net (NNN) Lease โ€” lower base rent, but you take on property taxes, insurance, and maintenance costs on top. Your total monthly cost can change over time.

The mistake most business owners make is comparing the rent number instead of the total occupancy cost. A lower base rent doesn't always mean you're paying less overall.

The best lease comes down to your budget, your risk tolerance, and how your business operates.

Legal or illegal? California landlord edition โ€” let's see how many you get right.

Tenant changes the locks without telling the landlord โ€” ILLEGAL (or at minimum, a very bad idea).

Landlord walks in during an active flood โ€” LEGAL. Emergencies are an exception to notice requirements.

Tenant gets a service dog despite a no-pets policy โ€” LEGAL for the tenant. Service animals are treated very differently under fair housing law.

Tenant turns the garage into a nightclub โ€” ILLEGAL. Residential properties aren't zoned for that.

Most landlords get at least one of these wrong.

Missing smoke detector battery โ€” FAIL.
Cracked outlet cover โ€” FAIL.
Broken window lock โ€” FAIL.
Dirty carpet โ€” usually PASS (unless it becomes a health hazard).
Loose handrail โ€” FAIL.
Peeling paint โ€” depends on the age of the property.

Did you know that adding a family member to a Section 8 household doesn't automatically increase the voucher amount?

If a tenant gets married or another adult with income moves in โ€” the housing authority may review the entire file, and that could actually reduce the assistance amount.

Even adding a child needs to be reported and reviewed. Landlords, it's important to stay informed about these changes before they affect your rental income.
