🚨 Huntington Beach just made room for roughly 13,000 new homes… but that DOESN’T mean 13,000 homes are about to be built. 🏡😳
After years of fighting California over housing requirements, Huntington Beach approved a housing plan that allows significantly more residential development in certain areas of the city.

Here’s the part homeowners need to understand:

🏗️ 13,000 units = zoning capacity
❌ It does NOT mean 13,000 homes are already approved
❌ It does NOT mean they’ll all get built
💰 Developers still need financing
📋 Projects still need approvals and permits
📍 But some areas could eventually become noticeably denser

And if you own a home near one of those areas, that’s worth paying attention to. 👀

The headline is 13,000 homes.
The real question is: how many actually get built?

🚨 STOP before giving your contractor a huge deposit.
In California, a contractor generally cannot demand 30%, 50%, or thousands of dollars upfront for a home-improvement project. 😳

For most California home-improvement contracts, the down payment is capped at:
💰 $1,000 OR 10% of the contract price — whichever is LESS.
So on a $60,000 remodel?
❌ $18,000 upfront
❌ $10,000 upfront
❌ $6,000 upfront
✅ Generally, $1,000 maximum
Before I recommend a contractor, I also check their:
🔎 CSLB license
🛡️ Bond status
🚩 Complaint history
📍 Business information
🏠 Previous work
Your remodel is already expensive enough. Don’t make it more expensive by hiring the wrong contractor. 😅
