Before you fall in love with a home, fall in love with your numbers. List your true monthly budget: mortgage, taxes, insurance, utilities, maintenance, and a cushion for “surprises.” If the payment forces you to cut all fun and savings, it’s too high.

Aim for a payment that still lets you save, travel, and breathe. The right home should support your life, not squeeze it.

Congratulations to my buyer who closed on her beautiful new home yesterday. Some people make moves every couple of years but not this family. They left their home of 24 years... This move signifies a new beginning...a fresh start ...a new chapter. This house is absolutely perfect for them... for now and for well into the next 24 years. I could not be any more thrilled for them. ❤️

What a great closing today! (Another referral 😊) It's funny when you just know that things lined up exactly the way they were meant to...

Congrats to my amazing seller as she closes this chapter... the house she's called home for over 20 years-- she brought her kids home from the hospital and raised them here.

Now it's time for a new family to make it their own...
